Domestic Prefabricated Houses

Admin 17 de septiembre de 2026

Domestic prefabricated houses are a form of construction that involves industrial production of building components and on-site assembly, offering advantages such as shortened construction periods and reduced pollution.

I. Definition and Types Domestic prefabricated houses, also known as prefabricated assembled buildings, are characterized by the industrial production of building components (such as beams, slabs, walls, and columns) and their on-site assembly. The main types include:

  1. Panel-assembled: Using prefabricated wall panels and floor slabs as core components, this type can expand usable area but has limited design flexibility.
  2. Box-assembled: By combining prefabricated functional units (such as room modules), construction speed can be increased by 50%-70%, but it requires higher transportation and lifting equipment.
  3. Modular construction: With a higher degree of integration, buildings are broken down into independent modules, with all manufacturing of ceilings, floors, and utilities completed in the factory, and then assembled on-site.

II. Technological Development History China's prefabricated concrete technology began in the 1950s, initially used for factory and residential construction. In the 1970s, driven by the policy of building “industrialization, standardization, and mechanization”, technical systems such as large-panel structures and box structures were formed. In the mid-1980s, the technology stagnated due to cost and quality issues. In the 21st century, it has recovered due to production efficiency and environmental advantages. For example, Vanke Group developed a prefabricated shear wall residential structural system and applied a prestressed prefabricated concrete assembled integral frame structural system in the Nanjing Jindi Yufang project.

III. Production Capacity and Application Achievements Domestic enterprises possess strong production capabilities: CSCEC Hailong Intelligent Construction Industrial Park delivers 20,000-30,000 modules annually; CSCEC Steel Structure Modular Intelligent Factory produces 50 complete containers per day in its workshop, ten times the output of similar factories in North America. In terms of application, the Guangdong Shenzhen affordable housing project used 6,028 concrete modules for assembly, shortening the construction period from 2.5-3 years to 1 year, reducing on-site labor by about 50%, and significantly lowering noise and dust pollution. Fujian Province has established industrial bases through policy support, achieving a reduction in construction waste of over 70%.

IV. Export Market Chinese-made prefabricated houses are selling well overseas. In the first four months of 2026, the Guangzhou Customs district exported 1.4 billion yuan worth of mobile homes, a year-on-year increase of 38.1%, indicating international market recognition of domestic prefabricated house technology.
