Procedure for Using Containers as Houses
Admin 15 de septiembre de 2026
The following procedures should be followed when using containers as houses:

I. Preliminary Approval and Planning
- Land Nature Confirmation: It is necessary to confirm the land nature of the site with the local land management department to ensure it complies with construction purposes. For example, if it is to be used for residential or commercial purposes, it is essential to confirm whether the land is construction land or meets temporary land use policies.
- Planning Filing and Approval: Submit land-related documents to the planning department for filing procedures to clarify the building's purpose (such as residential, office, cultural tourism, etc.). If it complies with national incentive industrial policies (such as creative parks, cultural tourism homestays), priority approval support can be obtained.
- Temporary Building Approval: Container houses are usually declared as temporary buildings, with a general period of 2 years, which can be renewed upon expiration. The approval department may involve the urban management bureau or land bureau, and structural safety and fire protection design materials need to be submitted.
II. Site Preparation and Foundation Construction
- Site Leveling: Plan the layout according to the container size (such as standard 20-foot or 40-foot containers) to ensure the ground bearing capacity meets the requirements. For example, lightweight steel structure modules can reduce foundation material consumption but need to avoid settlement risks.
- Foundation Construction: Select the foundation form according to geological conditions, such as concrete pier foundations or steel beam supports. For example, welded containers need to evenly distribute the load through the bottom beams, and the foundation needs to ensure a levelness error of ≤5mm.
III. Container Modification and Installation
- Structural Reinforcement: Check the steel wall thickness of the container (commonly 1.5-3mm) and focus on reinforcing bolt connection nodes for assembled containers to ensure overall stability.
- Functional Modification:
- Window and Hole Opening: Use plasma cutting or mechanical punching to avoid damaging structural strength.
- Thermal Insulation and Waterproofing: Use polyurethane spraying or rock wool boards for wall thermal insulation and lay SBS waterproofing membranes on the roof.
- Interior Decoration: Install light steel keel partitions, electrical circuits (with reserved maintenance ports), and sanitary facilities.
- Module Assembly: If multiple modules are used, precise docking with lifting equipment is required, with an error controlled within ±10mm, and high-strength bolts are used for fixation.
IV. Acceptance and Compliant Use
- Safety Acceptance: Pass fire protection and structural safety inspections to ensure compliance with standards such as the "Code for Fire Protection Design of Buildings". For example, the width of escape routes should be ≥1.1 meters.
- Compliant Use: Regularly inspect the container's anti-corrosion coating (recommended to be repainted every 5 years) and avoid unauthorized modifications or overloading. If used for long-term residence, property registration or renewal of temporary building filing is required.
