Container House Supply Contract

Admin 15 de septiembre de 2026

The container house supply contract typically includes information about both the lessor and the lessee, details of the leased item, lease term, fee payment, responsibilities of both parties, container return requirements, and contract effectiveness clauses. Here are the specific details:

I. Contract Parties and Leased Item The contract should clearly state the names of Party A and Party B, the information of their legal representatives, and the signing date. The leased item is usually a dormitory-type container or a container for construction site living/temporary office use. It should specify the nature of the product (such as for residential purposes), a list of accessories (such as floor tiles, electrical circuits, door locks, etc.), and the container number. For example, the contract may stipulate that 'Party A rents a dormitory-type container to Party B for use' and attach a table listing the quantity and value of the accessories.

II. Lease Term and Fees The lease term generally has a minimum duration (such as 120 days or 360 days), and an additional deposit is required for any period beyond the minimum. The rent can be calculated on a daily basis (such as a unified price per room per day for upper and lower containers) or on a segmented basis (such as adjusting the unit price after the lease term expires). The deposit should be paid when the rent is due and will be refunded after deducting the rent upon container return. For example, the contract may stipulate that 'the lease term starts from a certain date to an indefinite period, with a minimum lease term of 120 days' or 'a second deposit is required for any lease period exceeding 360 days'.

III. Division of Responsibilities of Both Parties

  1. Responsibilities of Party A: Provide containers that meet safety standards (such as those made of rock wool flame-retardant materials), be responsible for hoisting them into place and installing the accessories, and ensure that the rent starts to be calculated after acceptance. If an accident occurs due to substandard container materials, Party A shall bear the losses.
  2. Responsibilities of Party B: Bear the costs of transportation and hoisting and the responsibility for site leveling; repair or compensate for any damaged facilities during the lease period; strictly prohibit illegal hoisting (such as using a excavator), otherwise, it will be treated as a purchase; keep the container number consistent upon return and go through the procedures with the contract and deposit receipt.

IV. Container Return and Settlement When returning the container, the container number should be checked. Party B should settle the rent and invoice fees (if an invoice is required, Party B shall bear a 4.5% tax point). After the contract is terminated, Party A shall refund the remaining deposit after deducting the actual rent. For example, the contract may stipulate that 'the container number must be consistent with that in the contract upon return, and Party B should go to Party A's company with the original contract and deposit receipt to handle the procedures'.

V. Contract Effectiveness and Number of Copies The contract shall take effect from the date of signature and seal by both parties and is usually made in triplicate (one for Party A and two for Party B), with equal legal effect.
