Container House Rental Methods

Admin 16 de septiembre de 2026

The rental methods for container houses mainly include directly contacting manufacturers or intermediary agencies, as well as various common rental types, while also involving regulations on deposits and freight charges. Details are as follows:

I. Rental Channels
Renting residential container houses can be achieved through two main channels:

  1. Directly Contacting Manufacturers: This is a relatively direct and efficient approach. Tenants can communicate their needs directly with container house manufacturers and select suitable house types (such as standard dormitory-style, office-style, etc.) and configurations (such as door and window specifications, interior decoration, etc.) based on actual usage. This method reduces intermediary links and facilitates rapid customized services.
  2. Through Real Estate Intermediary Agencies: Some intermediary agencies offer container house rental services, which are particularly suitable for tenants unfamiliar with market resources. Intermediaries can assist in matching needs with suppliers, but may involve additional service fees.

II. Common Rental Types
Based on differences in rental periods and purposes, rental methods can be classified into the following types:

  1. Short-term Rental: Suitable for temporary needs, such as construction site worker dormitories and temporary exhibition housing. Rental periods are usually short, offering high flexibility, but unit rents may be slightly higher than those for long-term rentals.
  2. Long-term Rental:
    • Financial Leasing: Rental periods are long (such as several years), and at the end of the lease, tenants can choose to purchase the container, suitable for users planning long-term use and hoping to eventually own the asset.
    • Usage-based Rental: The container must be returned at the end of the rental period, suitable for scenarios requiring only阶段性 (phased) use, such as temporary corporate office spaces.
  3. One-way Rental: Containers are used for a single trip from the port of origin to the destination port, with tenants required to pay pick-up fees (for extracting the container) and return fees (for returning the container), suitable for one-time cross-regional transportation needs.
  4. Round-trip Rental: Rental periods are not strictly limited, but containers must be returned to a designated location (such as the original port of origin or a port specified in the contract), suitable for logistics or engineering scenarios with fixed round-trip routes.
  5. Flexible Container Rental: Rental periods are usually based on one year, with tenants required to determine in advance the daily quantities and locations for picking up and returning containers. Rent is calculated based on the actual number of days used, suitable for users with fluctuating demand.

III. Deposit and Freight Regulations

  1. Deposit: A deposit is required upon rental, generally equivalent to one month's rent, to ensure the integrity of the house and its internal equipment (such as electrical circuits, doors, and windows). The deposit is fully refundable upon contract expiration and in the absence of damage.
  2. Freight Charges: Freight charges are usually borne by the tenant, with the specific amount depending on the distance between the rental location and the manufacturer. Some manufacturers offer door-to-door delivery services but charge corresponding transportation fees; if the tenant arranges transportation independently, they must bear the logistics costs for picking up and returning containers.
