Container House Maintenance
Admin 15 de septiembre de 2026
The maintenance of container houses should start from aspects such as clarifying the warranty scope, regular maintenance, self-inspection of problems, establishing a service guarantee system, and paying attention to usage specifications. Details are as follows:

- Clarifying the warranty scope: The warranty for container mobile homes is usually divided into three parts: structure, enclosure, and utilities. For structural components such as the main frame and C-shaped steel welds, the warranty period is generally 1 - 3 years; for enclosure components such as color-coated steel sheets, doors and windows, and sealing strips, the warranty period is generally 6 - 12 months. However, deformation caused by unauthorized drilling, overloading, or failure to reinforce after a typhoon, as well as normal rusting and paint wear, are not covered by the warranty. When signing the contract, clearly define the warranty scope and take photos for archiving upon receipt.
- Regular maintenance: In Guangxi, with high humidity and long rainy seasons, the focus of maintenance is on drainage and rust prevention. Check the roof and gutter for leaf blockages every month; inspect the door and window sealing strips for aging every quarter; touch up the welds and bottom beams with anti-rust paint every six months; tighten bolts and check electrical connections every year, and it is recommended to have an electrician assist.
- Self-inspection of problems: Before reporting a repair, take 10 minutes for self-inspection. About one-third of minor problems can be resolved on the spot. For example, check whether the water leakage is due to joint seepage or panel damage; check if the door lock issue is just a loose screw or foreign matter in the track; for a circuit breaker trip, first reset the residual current device and then check if multiple high-power appliances are being used simultaneously; for odors, which are often caused by water accumulation and moisture at the bottom, elevate the container and unclog the drainage to alleviate the problem; for deformation, observe minor deformation and immediately stop using and contact the manufacturer for significant deformation.
- Establishing a service guarantee system: The service guarantee system should cover the entire lifecycle management from pre-delivery, during use, to post-lease return. For example, complete water and electricity tests and structural re-inspections before delivery; conduct regular follow-up visits after delivery to check the sealing condition, waterproof layer, door and window hardware, and circuit load; and provide a free structural inspection every six months thereafter.
- Paying attention to usage specifications: Do not arbitrarily change the layout. The floor load should not exceed the design value. It is strictly prohibited to install, modify, or remove wires, electrical appliances, and electrical equipment in temporary buildings without authorization. Do not store flammable and explosive chemicals in the living area.
