Container House Maintenance Cost

Admin 15 de septiembre de 2026

The maintenance cost of container houses is influenced by various factors such as house type, service life, and usage environment. Generally speaking, the maintenance cost of new modular container houses is relatively low, while that of second-hand retired integrated containers is relatively high, and the maintenance cost will increase significantly with long-term use.

  • Low maintenance cost of new modular container houses: New modular container houses adopt standardized design and production, with guaranteed material quality and good structural stability. For example, the container panel houses of Suzhou Zhongnan Steel Structure Co., Ltd. use a galvanized steel structure frame with a thickness of ≥2.0mm, which can withstand wind levels up to 10 and meet national earthquake resistance standards. Under normal use conditions, they are not prone to damage. Daily maintenance mainly involves cleaning and inspecting facilities such as doors and windows, so the maintenance cost is relatively low. Moreover, some new folding containers come with after-sales guarantees. If problems occur during the warranty period, the manufacturer is responsible for repairs, further reducing the maintenance cost.
  • High maintenance cost of second-hand retired integrated containers: Although the initial purchase price of second-hand retired integrated containers is slightly lower, the later maintenance costs multiply. The average annual maintenance cost of containers over 5 years old is high, several times that of new modular container houses. This is because second-hand retired integrated containers have a long service life, with material aging and reduced structural stability. They are prone to various problems such as wall deformation and door and window damage, requiring frequent repairs and replacement of parts, resulting in a significant increase in maintenance costs.
  • Increased maintenance cost with long-term use: Even for new container houses, after long-term use, due to the influence of the natural environment, such as wind, sun, and rain, the materials will gradually age. Regular maintenance and upkeep are required, such as anti-corrosion treatment of the steel structure and replacement of aging doors and windows. The maintenance cost will gradually increase with the increase in service life.
