Container House Construction Price

Admin 16 de septiembre de 2026

The construction price of container houses varies significantly due to factors such as type, configuration, and specifications, with the price per square meter ranging from tens to thousands of yuan, and the overall cost ranging from thousands to tens of thousands of yuan or even higher.

I. Basic Price Ranges by Type

  1. Simple/Economical Container Houses
Prices are mostly concentrated in the range of 300-500 yuan per square meter. For example, some basic on-site dormitory container houses have a single room area of about 8-18 square meters, with a total price ranging from approximately 284.5 yuan per square meter (e.g., a 2276-yuan product for an 8-square-meter unit from Suzhou Hengxiangda) to 500 yuan per square meter (e.g., a basic model from Hangzhou Suge Construction Technology). These products often use color steel plates or EPS core materials, have a simple structure, and are suitable for short-term on-site dormitories, warehouses, and other scenarios.

  2. Standard Container Houses
The price per square meter is about 400-800 yuan, commonly found in light steel movable houses with a skeleton and double-slope roofs or basic modular residences. For example, a product from Foshan Jiuma Zhonghui priced at 8455 yuan per set (with monthly sales of 1 unit), if calculated based on a single-story 18-square-meter area, the unit price is about 470 yuan per square meter; if it is a two-story structure, the unit price may increase by 15%-25%.

  3. Luxury/Customized Container Houses
Prices vary widely, ranging from 1000 yuan to 3000 yuan per square meter. For example, a product from Foshan Jingcheng Housing Construction priced at 931 yuan per square meter may include basic decoration, while customized wooden-grain container villas (2375 yuan per square meter) or high-end fully-furnished models (2000 yuan per square meter) use materials such as rock wool sandwich panels, tiled floors, and stone-like paint exterior walls, suitable for long-term residence or commercial use.

II. Core Factors Affecting Prices

  1. Material Differences
Color steel plates have the lowest price but poor sound insulation; rock wool sandwich panels have excellent fireproof and thermal insulation properties, with a price increase of about 30%; EPS core materials have a low cost but slightly weaker performance. The thickness of the panels and the color steel skin directly affect the price. For on-site temporary buildings, fire safety regulations mandate the use of rock wool fireproof boards.

  2. Specifications and Area
When the area is less than 100 square meters, the unit price increases by about 10%; when it is greater than 500 square meters, the unit price decreases by 10%-15%. A two-story structure is 15%-25% more expensive than the first floor due to the need for additional steel stairs, walkways, and guardrails.

  3. Region and Transportation
Prices in first-tier cities are 10%-30% higher than those in second- and third-tier cities; transportation distances exceeding 50 kilometers require additional charges based on distance; in remote areas, labor and freight costs increase, further raising the unit price.

  4. Additional Costs
Foundation treatment may account for about 15% of the total cost, with a higher unit price for smaller project volumes (e.g., scattered construction is more expensive than bulk construction).
