Beijing Prefabricated Modular Housing
Beijing has achieved numerous practical results in prefabricated modular housing, covering policy promotion, the display of system products at the China International Fair for Trade in Services (CIFTIS), and 'original-demolition-and-reconstruction' project cases.

Policy Promotion and Project Application: Beijing actively responds to the development trend of modular housing applications and has introduced relevant policies to promote its development. On May 8, 2026, the first concrete module hoisting was completed for the affordable rental housing project in the Dinghuisi North Plot, Haidian District, Beijing. This is the first concrete modular affordable housing project in Beijing and also the first concrete modular project in Haidian District, marking Beijing's bold attempt and advancement in the field of prefabricated modular housing for affordable housing.
Exhibition of Related Systems and Products at CIFTIS:
- China Construction First Bureau: At the Engineering Consulting and Construction Services Exhibition of the 2026 China International Fair for Trade in Services, it introduced the E-MIC prefabricated concrete box-type housing system. Based on digital and modular design, this system completes component splitting, pipeline layout, and unit combination simulations on the computer, shifting a large amount of traditional work to the factory and achieving standardized and integrated production. Its spatial layout is flexible, suitable for various scenarios such as urban renewal and old residential area renovations. It has high safety but is subject to width restrictions due to transportation limitations. To meet the design requirements for large widths, the living room part will be split for transportation.
- Beijing Housing Industrialization Group: At the outdoor exhibition area of Hall 11 at CIFTIS, with the theme of 'Smart Modules, Revitalizing Cities, Linking the Globe', it showcased a range of core products for multi-spectrum modular buildings and prefabricated decorations. It has two parallel technical systems. One is the self-developed CLIM lightweight small module system, which takes 8 standardized modules as core units. The structure, insulation, electromechanical systems, and decorations are prefabricated in an integrated manner in the factory, allowing for flexible adaptation and rapid assembly in scenarios such as new construction, original-demolition-and-reconstruction, and single-story courtyard renovations. The other is the large module combination system, which can significantly improve construction efficiency when used in new construction scenarios, with overall costs dropping to as low as 6,000 yuan per square meter or even lower.
'Original-Demolition-and-Reconstruction' Project Case: Building 19 in Kaiyangli Third District, You'anmen Subdistrict, Fengtai District, adopts the 'low-rise and multi-story steel-concrete composite module' construction method, enabling house construction similar to 'building with building blocks'. This building was originally a brick-concrete structure built in the 1970s and had many problems, so it was listed as a pilot project for the renovation of dilapidated buildings in Fengtai District. The new building is designed with 4 floors above ground and 1 floor underground. The floor area of each household has increased by nearly 30%, achieving independent kitchens and bathrooms, north-south通透 (north-south ventilation), and a comprehensive renovation of water, electricity, and gas facilities. Due to site constraints, with dense surrounding residential areas and limited space, traditional construction methods faced significant difficulties, so the 'modular construction' method was chosen.
