Assembly Prefabricated Component House
An assembly prefabricated component house is a building form that involves industrial production of building components and on-site assembly. It offers advantages such as shortened construction periods and reduced pollution. China's related technologies have evolved over time, with strong policy support and a promising market outlook.

Technical Types and Characteristics
The main types of assembly prefabricated component houses include panel-based assembly, box-based assembly, and frame-based assembly. Panel-based assembly uses prefabricated wall panels and floor slabs as core components, enabling expanded usable area but with limited design flexibility. Box-based assembly combines prefabricated functional units, increasing construction speed by 50%-70%, but requiring higher transportation and lifting equipment. Modular construction represents a more integrated model. The technologies encompass prefabricated concrete structures and steel structures, with components including prefabricated beams, slabs, walls, and columns.
Development History
China's prefabricated concrete technology originated in the 1950s, initially used for factory and residential construction. In the 1970s, driven by the policy of "three modernizations" in construction, technical systems such as large-panel structures and box structures emerged. In the mid-1980s, the industry stagnated due to cost and quality issues but revived in the 21st century due to production efficiency and environmental advantages. Companies like Vanke Group developed prefabricated shear wall residential structural systems and applied prefabricated frame technologies in engineering projects.
Policy Support
In September 2016, the "Guiding Opinions of the General Office of the State Council on Vigorously Developing Prefabricated Buildings" was issued, highlighting it as a major transformation in construction methods beneficial for resource and energy conservation. It identified the Beijing-Tianjin-Hebei, Yangtze River Delta, and Pearl River Delta urban agglomerations as key promotion areas. By 2025, Hainan Province aims for 80% of newly started construction projects to be prefabricated. Starting in 2026, all residential land sold in Guangzhou will implement prefabricated construction, with commercial and industrial land adopting it where technically feasible.
Market Situation
Chinese-made prefabricated houses are selling well overseas. According to customs data, in the first four months of 2026, the Guangzhou Customs district exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%.
