Will Prefabricated House Slabs Be Demolished?
Whether prefabricated house slabs will be demolished depends on the specific condition of the house and policy requirements, and is not a one-size-fits-all situation.

I. Renovation and Transformation If the main structure of the prefabricated slab house is still intact and only has issues of aging and damage, according to the joint guidance issued by the National Development and Reform Commission and the Ministry of Housing and Urban-Rural Development, following the principle of "renovation where applicable", it will be renovated and transformed to improve living conditions. In this case, the prefabricated slabs of the house will not be demolished. Instead, measures such as repair and reinforcement will be taken to improve the performance and safety of the house and extend its service life.
II. Demolition and Reconstruction
- Meeting the criteria for dilapidated houses: Prefabricated slab houses that meet the criteria for Grade D dilapidated houses will, in principle, be handled through demolition and reconstruction. Grade D dilapidated houses usually indicate that the structural safety of the house is severely inadequate, posing significant safety risks. Simple renovation and transformation cannot solve the problems, so demolition and reconstruction are more reasonable choices.
- Presence of major safety hazards: If the house has major safety hazards, such as being unable to withstand natural disasters like earthquakes and floods, or due to foundation subsidence, severe wall cracking (e.g., cracking up to 5 centimeters), or serious damage to the load-bearing structure where even slight vibrations may trigger collapse, such houses will also be included in the demolition list. These hazards seriously threaten the lives and property safety of residents and must be demolished in a timely manner to eliminate risks.
III. Municipal Planning-Related Situations
- Located on municipal planning land: For prefabricated slab houses located on municipal planning land, due to the needs of urban development, these houses may be given priority for demolition to facilitate new urban construction or public facility construction.
- Required for municipal engineering construction: If a house needs to be demolished due to municipal engineering construction (such as subway extensions, road widening, etc.), it will also be included in the demolition scope. In this case, demolition is to meet the overall layout and development needs of urban infrastructure construction.
