Will Prefabricated Concrete Houses Leak Water?

Admin September 18, 2026

Prefabricated concrete houses may leak water, especially those with early-built prefabricated panel structures. The following provides a detailed explanation from the perspectives of the causes of water leakage and preventive measures:

Causes of Water Leakage

  • Failure of waterproofing at joints: Prefabricated panels are usually assembled from multiple pieces, and the joints are key areas for water leakage. In early-built prefabricated houses, the waterproofing layers at the joints are prone to aging after long-term use. Once the waterproofing layer fails, rainwater will seep into the house along the joints, resulting in a situation where "it rains heavily outside and lightly inside the house". Moreover, due to the structural characteristics of the joints, repair is difficult. Even if repairs are made, repeated water leakage problems often occur.
  • Improper construction operations: During the use of the house, if workers directly mix cement mortar on the floor slab, a large amount of water will be generated. This water will seep down through the capillary pores, cracks, or unsealed gaps in the prefabricated panels of the concrete, thereby affecting the waterproofing performance of the house.

Preventive Measures

  • Repair the waterproofing layer: For prefabricated concrete houses that already have water leakage problems or aging waterproofing layers, the floor slab can be repaired with a waterproofing layer. Select high-quality and high-performance waterproofing materials and operate in accordance with standardized construction techniques to ensure that the waterproofing layer can effectively prevent water penetration.
  • Grouting for cracks: If there are cracks in the house, the method of grouting can be used for repair. By injecting special grouting materials into the cracks, the cracks are filled, enhancing the overall integrity and waterproofing of the structure and preventing water from entering the house through the cracks.
  • Isolation of the mixing area: When performing construction operations such as cement mortar mixing that may generate a large amount of water, a waterproof cloth should be laid in the mixing area for isolation. This can prevent water from directly contacting the floor slab, reduce the possibility of water penetration, and protect the waterproofing performance of the house.
