US Prefabricated House Price List
Admin September 18, 2026
The prices of prefabricated houses in the US vary due to multiple factors, with an overall price range spanning from tens of thousands to hundreds of thousands of US dollars.

I. Price Range
- Small-sized Prefab Houses: A two-bedroom, one-living-room prefab house of about 70 square meters, complete with kitchen and bathroom facilities and all socket outlets pre-installed, costs less than 30,000 US dollars (equivalent to less than 200,000 Chinese yuan). Additionally, the average price of ordinary mobile houses exported from China is approximately 6,000 to 10,000 US dollars per unit. After adding costs for tariffs, ocean shipping, customs clearance, inland transportation, and hoisting, the total landed cost usually does not exceed 30,000 to 40,000 US dollars.
- Modular Houses: The average cost of prefabricated modular houses typically ranges from 80 to 120 US dollars per square foot. For example, a simple and practical prefabricated modular house of 1,600 square feet may cost between 128,000 and 192,000 US dollars in certain regions; a spacious 1,800-square-foot residential modular house at a mid-range price would cost between 144,000 and 216,000 US dollars; and a prefabricated modular house of 2,000 square feet or larger starts at 160,000 US dollars and can reach up to 240,000 US dollars or even higher.
- Special Cases: A 40-foot prefab house purchased by an American couple cost 15,800 US dollars for the house itself, and after adding shipping costs, tariffs, etc., the total cost came to 28,689 US dollars.
II. Factors Affecting Prices
- House Size: Generally, the larger the area, the higher the price. For example, the price of a 2,000-square-foot house is significantly higher than that of a 70-square-meter house.
- Configurations and Materials: High-end configurations such as kitchen and bathroom facilities, smart door locks, and panoramic glass, as well as materials like steel structures and wear-resistant, corrosion-resistant materials, all increase the cost of prefabricated houses.
- Number of Floors, Design Complexity, and Customization Level: Multi-story houses, complex designs, or highly customized requirements raise production costs, thereby affecting the final selling price.
- Exporting Country: Market demands, consumption levels, and import policies in different countries all influence the final selling price of prefabricated houses. For example, the prices of prefabricated houses exported from China are affected by factors such as tariffs and transportation costs, resulting in differences in the total landed price compared to domestic products in the US.
