Types of Prefabricated Houses

Admin September 18, 2026

Prefabricated houses mainly include four types: panel prefabricated buildings, box prefabricated buildings, modular buildings, and prefabricated panel houses. Here is a detailed introduction to these types:

Panel Prefabricated Buildings: This type uses prefabricated wall panels and floor slabs as core components, which are assembled on-site to form a complete building structure. Its advantage lies in expanding indoor usable area and reducing space occupied by wall thickness. However, due to the standardized design of prefabricated components, the flexibility of interior space is relatively low, making it difficult to meet personalized layout requirements. This structural form is widely used in residential and office buildings.

Box Prefabricated Buildings: These are formed by combining prefabricated functional units (such as bathrooms and kitchens) to create a complete building space. Their notable feature is a 50%-70% increase in construction speed compared to traditional methods, significantly shortening the project duration. However, due to the large volume of prefabricated units, they have high requirements for road conditions during transportation and the lifting capacity of hoisting equipment, typically suitable for low-rise building projects.

Modular Buildings: The entire building is disassembled into independent modules, each of which is completed with structure, decoration, and equipment installation in the factory before being transported to the site for assembly. This construction method offers advantages such as short construction period, controllable quality, energy efficiency, and environmental protection, with reusable modules aligning with the trend of green building development. It is currently widely used in temporary buildings, schools, hospitals, and other scenarios.

Prefabricated Panel Houses: These use factory-prefabricated cement components (prefabricated panels) as the main load-bearing components, divided into solid and hollow types. Solid panels have high strength but are heavy, while hollow panels reduce weight through internal holes while maintaining structural performance. This type of construction is simple, cost-effective, but has relatively weak seismic performance, mostly used for temporary housing or low-rise permanent buildings.

From a structural perspective, prefabricated houses can also be classified into steel structures, concrete structures, and wooden structures. Among them, Chinese enterprises have significant comparative advantages in the fields of steel and concrete structures, driving the industrial development of prefabricated building technology through technological innovation and large-scale production.
