Two-Story Prefabricated House

Admin September 18, 2026

A two-story prefabricated house is a housing model that uses factory-prefabricated components assembled on-site, featuring cost-effectiveness, rapid construction, eco-friendly materials, and versatile performance. However, different types vary in structural performance and lifespan.

Cost

The cost of prefabricated houses varies by type and region. In rural Henan, prefabricated houses cost just over 300 yuan per square meter, offering an affordable price with a 70-year quality guarantee. The price range for rural light steel villas is broader, with two-story light steel villas from different manufacturers and designs costing anywhere from several hundred to over two thousand yuan per square meter. This cost variation primarily stems from differences in material selection, design complexity, and construction standards.

Construction Speed

The assembly efficiency of prefabricated houses is significantly higher than that of traditional buildings. For example, a 50-square-meter modular house can be assembled by just five workers in 1-3 days. This rapid construction is attributed to standardized factory production of components, which only require modular assembly on-site, greatly shortening the construction period and making it particularly suitable for projects with tight deadlines.

Material Characteristics

The materials used in prefabricated houses prioritize lightweight and eco-friendliness. All components are recyclable, aligning with global environmental trends. Walls and roofs are made of high-quality galvanized sheets and foam plastics, providing fire and water resistance. The cold-formed light steel frame structure is defined by data standards (e.g., crane lifting capacity ≤25 tons, unit area weight ≤50 kg/square meter), ensuring material strength and safety.

Performance Advantages

Modular concrete houses boast outstanding comprehensive performance, featuring long lifespan, high strength, impact resistance, hurricane resistance, saltwater corrosion resistance, and antioxidant erosion resistance. They also excel in earthquake, wind, and weight resistance. Their horizontal fire design, low thermal conductivity (energy efficiency), good sound insulation, and lightweight structure further reduce construction costs. Additionally, their flexible design, easy decoration, rapid erection, and environmental friendliness make them widely applicable across various fields.

Structural Defects and Maintenance

Two-story prefabricated slab buildings in rural areas have structural weaknesses. Prefabricated slabs are less resistant to wind and earthquakes than cast-in-place concrete structures, with a typical lifespan of 30-40 years, which may be significantly shortened by severe natural disasters. However, by enhancing maintenance and conducting regular inspections (e.g., checking connection points and wall cracks), their lifespan can be effectively extended, compensating for some performance deficiencies.
