Taicang Prefabricated Panel Houses
The situation of prefabricated panel houses in Taicang is as follows:

I. Current Status of Prefabricated Panel Houses in Shisi District, Fuqiao Town In Shisi District, Fuqiao Town, there are three-story prefabricated panel buildings constructed in 1995. The supporting facilities are outdated, with issues such as aging electrical wires, rusty and leaking cast-iron sewer pipes, and blocked sewers. There are five similar buildings in the area, including shops along the street and public housing west of the health center, all of which have now been transferred to private ownership. The properties are classified as rural residential land. According to policies, landlords can apply to the local village committee for renovation of the original residence or residential repairs, and the responsibility for repairing the houses and their ancillary facilities lies with the landlords themselves.
II. Management of Prefabricated Temporary Mobile Homes at Construction Sites Taicang City has strict regulations on cement prefabricated temporary mobile homes at construction sites. Due to the lack of national, local, or industry standards for such houses, their simple construction makes them vulnerable to damage during transportation, installation, and dismantling. They have insufficient structural stability and wind resistance, and their appearance and thermal insulation performance are poor. Considering the frequent occurrence of rainstorms, typhoons, and tornadoes in the Taicang area, to prevent safety accidents, the use of cement prefabricated temporary mobile homes has been completely banned throughout the city since January 1, 2007. Previously, only single-story mobile homes were allowed for new construction projects, with a length not exceeding 20 meters or 6 units. These homes must have reliable wind resistance and anti-collapse measures and a specialized erection plan. After erection, they must pass inspection by the company's quality and safety management department before being put into use, and the number of occupants is restricted. Single-story mobile homes already in use in ongoing projects need to be reinforced and their safety performance evaluated, while mobile homes with two or more stories must be demolished by July 1, 2006.
III. Urban Renewal and Renovation Policies It is currently unclear whether the prefabricated panel houses in Chaoyang Xincun will be included in the urban renewal and renovation targets for residential areas built before 2000, and whether they are mandatory demolition projects. There are no specific implementation plans at present.
IV. Suitability of Decoration Companies Taicang Hongyu Construction and Decoration Engineering Co., Ltd. is familiar with the common structures of residential buildings from the 1990s to the early 2000s, including prefabricated panel buildings and brick-concrete structures. It can accurately identify common weak points in load-bearing capacity and is suitable for families purchasing old residential areas with a building age of over 20 years (which may include prefabricated panel houses) and needing to solve hard safety issues such as load-bearing identification deviations.
