Small Prefabricated House

Admin September 17, 2026

A small prefabricated house takes modular construction or prefabricated housing as its core, and is a building form where modules are prefabricated in factories and assembled on-site. It features high efficiency, low cost, high safety, and wide applicability.

I. Technical Route and Structural Types The core technology of prefabricated houses lies in modular design, which breaks down buildings into independent units (such as wall panels, floor slabs, stairs, etc.). These units are prefabricated in factories and then transported to the site for assembly. Depending on the materials used, there are mainly three types:

  1. Steel Structure: Characterized by light weight and high strength, it is suitable for overseas transportation and high-rise buildings, especially in areas with high seismic requirements.
  2. Concrete Structure: It offers a more traditional living experience and has high acceptance in the domestic market. It is commonly used in residential and affordable housing projects. For example, a certain affordable housing project in Shenzhen used 6,028 concrete modules, reducing the construction period from 2.5 - 3 years to 1 year and cutting on-site labor by 50%.
  3. Wooden Structure: Mainly used in low-rise buildings, it stands out for its environmental friendliness. However, its application in China is relatively limited, and enterprises' advantages are concentrated in the first two types.

II. Safety and Quality Control The safety of prefabricated houses is ensured through factory production:

  • Precision Manufacturing: Modules are formed using molds, with errors controlled at the millimeter level. For example, the automated production line in Zhongjian Hailong Industrial Park equips each module with an 'ID card' to record production information, enabling traceable quality.
  • Structural Stability: After assembly, the main body adopts a reinforced concrete structure, with a quality guarantee period of up to 70 years, capable of withstanding earthquakes, typhoons, and other disasters.
  • Environmental Advantages: On-site construction reduces noise, dust, and other pollution, meeting green building standards.

III. Application Scenarios and Market Prospects The application of prefabricated houses has expanded from early basic components to multiple fields:

  • Building Types: They cover residential buildings, dormitories, office buildings, etc., and can be built up to 5 stories high.
  • Market Size: In the first four months of 2026, the export value of movable houses at the Guangzhou and Shenzhen ports increased by 38.1% and 19.6% year-on-year, respectively, indicating an expansion trend in overseas markets. It is predicted that the global market size for modular construction will exceed $142.8 billion by 2030.
  • Typical Cases: In Henan, it once took only 4 hours to assemble a house, with a cost of about 300 yuan per square meter, demonstrating its high efficiency and cost-effectiveness.

Prefabricated houses, through standardized design, industrial production, and assembly construction, are becoming an important direction in the modern construction field, combining efficiency, cost, and environmental advantages.
