Shenzhen Prefabricated Modular Housing

Admin September 18, 2026

Shenzhen's prefabricated modular housing has developed rapidly, demonstrating outstanding performance in terms of scale, construction efficiency, and policy support.

1. Significant Development Scale

As of now, the scale of prefabricated buildings in Shenzhen has exceeded 150 million square meters, with the proportion of new projects adopting prefabricated construction expected to reach 64.03% by 2026. This data indicates that prefabricated construction has become the mainstream construction model in Shenzhen, with its large-scale application not only enhancing the level of building industrialization but also providing crucial support for the city's sustainable development.

2. Outstanding Efficiency of Modular Construction

Modular construction projects in Shenzhen (i.e., "prefabricated houses") have achieved efficient construction through factory-based production. Taking the Anju Jingxinyuan project as an example, it took only 148 days from the first module hoisting to the completion of the 30-story building's fine decoration. Its core advantages include:

  • Factory Prefabrication: Walls, floors, utilities, and decorations are all completed in the factory, with modular units having complete functionality;
  • On-site Assembly: It takes only 20 minutes for a crane to hoist a module to its designated position, and workers complete the assembly by tightening screws and connecting pipelines, with an average of one floor assembled every two days;
  • Shortened Construction Period: A 16-story building is assembled from 298 modules, taking only 120 days from the first hoisting to delivery, which is 60% shorter than traditional construction periods. This model significantly reduces on-site wet work and labor dependency, enhancing construction precision and quality stability.

3. Policy Support Driving Development

The Ministry of Housing and Urban-Rural Development has clearly proposed in the draft consultation on prefabricated decoration to support the comprehensive adoption of prefabricated decoration methods in government-invested affordable rental housing and talent apartments. As a pioneering city, Shenzhen has formed a dual-wheel drive of policy and market in the field of prefabricated modular housing and decoration:

  • Application in Affordable Housing: Prefabricated technology is widely applied in housing security projects, such as the Anju Jingxinyuan project, which falls under the category of affordable housing;
  • Improved Technical Standards: Shenzhen promotes the standardization of the entire chain of prefabricated buildings, from design and production to construction, through local standards and regulations;
  • Increased Market Acceptance: With technological maturity and cost optimization, the application of prefabricated modular housing is gradually expanding in commercial real estate and public buildings.

In the future, Shenzhen is expected to further consolidate its leading position in the field of prefabricated construction through technological innovation and policy guidance, providing replicable industrialized construction experiences for the entire country.
