Shenzhen Container House Market

Admin September 15, 2026

The Shenzhen container house market is developing rapidly, with a large export scale and significant growth, occupying an important position in the global modular building market.

Export Scale and Growth: In the first four months of this year, the value of 'mobile homes' exported through Shenzhen ports reached 1.68 billion yuan, a year-on-year increase of 19.6%. The products are mainly exported to more than 150 countries and regions. The main exported products include mobile homes made of other materials and steel-structured modular building units.

Construction Advantages:

  • Short Construction Period: Modular buildings break down houses into independent modules, which are precisely assembled in factories and then transported to the destination for on-site assembly. This construction method shortens the construction period by more than 60% compared to traditional construction. For example, a British merchant purchased a Chinese-made modular elderly care apartment. After being shipped from the factory to a British port, it only took two weeks to complete the on-site hoisting and construction. For the MRDC modular hotel project by China Construction Science and Engineering Corporation in Papua New Guinea, the complete delivery cycle for traditional construction would be 14 to 18 months, while the modular solution only takes about 7 months in total.
  • Low Cost: In terms of labor, the hourly wage of skilled construction workers in Europe and the United States is equivalent to 200 to 400 yuan in Chinese currency, and labor can account for 40% of the total project cost. However, for modular construction sites, only about 45 permanent personnel are required, while traditional cast-in-place sites have 80 to 120 permanent workers of multiple trades. In terms of materials, the steel waste from standardized CNC cutting in factories is only 3% to 5%, while the waste of building materials on traditional construction sites is between 8% and 12%. Lightweight steel-structured modules can also significantly reduce the consumption of foundation materials, reducing the amount of foundation materials used by 60% to 70%.

Market Drivers: The outbreak of global AI computing infrastructure construction has driven the development of the Shenzhen container house market. In the first half of 2026, China's total export value of HS9406 prefabricated buildings was 2.79 billion US dollars, a year-on-year increase of 45%. High-end residential buildings and data centers have become important growth areas. According to the semi-annual report of CIMC in 2026, the revenue from the modular data center business in the first half of the year increased by more than five times year-on-year.

Market Prospects: Market research institutions predict that by 2030, the global modular building market will further develop, and the Shenzhen container house market is expected to continue to expand its global market share by leveraging its advantages.
