Admin September 18, 2026

The sales prices of prefabricated houses in Shaoxing vary significantly due to factors such as house type, age, and layout, with price ranges spanning from around 5,000 to 6,000 yuan per square meter to several million yuan per unit.

Some older prefabricated panel houses in Shaoxing have relatively low prices. For example, the Changcheng Jiaoyuan community, built in the early 1990s, is a prefabricated panel community. Due to its long age, the houses may have issues such as aging facilities and relatively low structural safety, resulting in low market value. They are often listed at around 5,000 to 6,000 yuan per square meter with few buyers interested. These houses are usually located in the old urban areas of the city, where surrounding facilities may be outdated and subject to uncertainties such as urban renewal and renovation, all of which affect their prices and market demand.

In contrast, newly built prefabricated housing projects have relatively higher prices. Taking Baoye Chengfa Chunying Tangqian as an example, the residential units for sale in this project are constructed using prefabricated technology, with a reference average price of 20,000 yuan per square meter. Currently available units range from 147 to 188 square meters with four bedrooms, priced between 2.7 million and 4.05 million yuan per unit. These newly built prefabricated houses typically feature better design, more advanced construction techniques, and more comprehensive supporting facilities. They may be located in emerging development areas of the city, surrounded by planned commercial, educational, and medical resources, meeting residents' demands for a high-quality life. Additionally, newly built houses have advantages in terms of structural safety, energy efficiency, and environmental protection, contributing to their relatively high prices.

Overall, the sales prices of prefabricated houses in Shaoxing exhibit a clear trend of differentiation. Older prefabricated panel houses have lower prices, primarily influenced by factors such as age and facility conditions, while newly built prefabricated housing projects have higher prices, mainly benefiting from their advanced design, construction techniques, and comprehensive supporting facilities. When choosing a house, buyers should consider factors such as price, location, and layout based on their financial capabilities, living needs, and future life plans to make reasonable decisions.
