Shanghai Prefabricated Housing Construction Plan

Admin September 18, 2026

The construction plan for prefabricated housing in Shanghai should be formulated based on the characteristics of prefabricated concrete shear wall structures, incorporating green building requirements and the actual conditions of the project. The core contents are as follows:

I. Overall Construction Deployment

  1. Organizational Structure: Adopt the EPC general contracting model, establish a project management department, and set up six specialized departments including technology, quality, and safety. Assign three prefabricated construction engineers and one green building specialist, clearly defining the responsibilities of each position in the installation of prefabricated components, the application of green building materials, and energy consumption monitoring.
  2. Zoned Construction: The project is divided into three major zones: A, B, and C. Zone A is prioritized for construction (including two 18-story residential buildings), with the completion of the underground parking structure synchronized. Zones B and C will undergo sequential construction with a three-month interval. Each major zone will have an independent prefabricated component storage area (≥500㎡), equipped with two QTZ80 tower cranes (with a coverage radius of 55m) and dedicated transportation channels to ensure lifting efficiency.
  3. Resource Allocation: During peak periods, deploy 220 carpenters, 180 steel fixers, and 60 prefabricated installation workers (with at least five certified lifting commanders); configure 10 dedicated transportation vehicles for prefabricated components and four sets of intelligent grouting equipment; prioritize the use of local high-performance concrete (C40 and above) and certified green building materials (accounting for ≥80%).

II. Construction Progress Control

  1. Key Milestones: Preliminary preparations (60 days, including BIM clash detection), underground structures (150 days), main structures (300 days, with each floor taking seven days), decoration and finishing (180 days, overlapping with the main structure), and final acceptance (30 days, with Zone A prioritized for phased acceptance).
  2. Guarantee Measures: Complete the detailed design of components three months in advance, select a PC component factory within 30km of the project to ensure a monthly supply of ≥2000m³; conduct 4D progress simulations using Navisworks, set warning values for critical paths such as the installation of prefabricated wall panels, and immediately adjust resources if deviations exceed three days; complete underground structures before the rainy season and use electric tracing heating for grout maintenance (temperature ≥5℃) during winter construction.

III. Key Construction Techniques

  1. Component Installation Process:
    • Surveying and Setting Out: Use BIM + total station dual-control verification to ensure that the axis deviation of prefabricated wall panels is ≤±2mm and the elevation error is ≤3mm.
    • Lifting Process: Implement 'QR code briefing' and adopt specific processes for wall panel lifting to ensure installation accuracy and safety.
  2. Green Construction Requirements: Strictly adhere to the 'Shanghai Green Building Regulations', with a prefabrication rate of ≥40% for individual buildings and an assembly rate of ≥60%. Implement full decoration delivery simultaneously to reduce on-site wet operations and construction waste.
