Performance of Prefabricated Houses in Shanghai

Admin September 18, 2026

The prefabricated houses in Shanghai exhibit excellent performance, which is reflected in multiple aspects such as construction efficiency, quality control, energy conservation and environmental protection, maintenance convenience, and structural characteristic optimization.

In terms of construction efficiency, prefabricated houses adopt a modular construction form. They are manufactured in factories and then transported to construction sites for assembly, significantly shortening the construction period. For example, in a public housing project in Shenzhen, Guangdong, five residential buildings nearly 100 meters high were assembled from 6,028 concrete modules. The completion and delivery time was reduced from 2.5 to 3 years to 1 year, shortening the construction period by more than 60%.

Regarding quality control, prefabricated houses control errors and precision in millimeters, with each steel bar precisely positioned. They are built like industrial products, with more detailed designs, effectively ensuring construction quality.

Energy conservation and environmental protection are prominent advantages of prefabricated houses. On the one hand, modular buildings complete most construction processes in factories and are connected with cast-in-place concrete on site, greatly reducing noise, dust, construction waste, and traffic congestion at construction sites, which are nuisance factors. On the other hand, a significant portion of building components and fittings are prefabricated in factories in a green and low-carbon manner, reducing on-site operations. Compared with traditional production methods, the energy-saving and environmental protection effects are remarkable.

In terms of maintenance convenience, modular buildings offer flexible maintenance and continuously expanding application scenarios, providing convenience for subsequent maintenance and renovation.

Regarding structural characteristics, targeted solutions can be adopted to address leakage problems caused by gaps in the splicing of prefabricated roof panels, which result in weak overall structural integrity, easy occurrence of full-roof water seepage, and dampness and mildew on the inner walls of top-floor rooms. Meanwhile, Shanghai Construction Group has made numerous innovations in the construction of prefabricated assembled residential buildings. For example, it has adopted a long-lasting thermal insulation prefabricated building envelope system, solving problems such as the easy detachment and non-fire resistance of traditional exterior wall insulation. It has also innovatively applied a prefabricated concrete shear wall system, where bolt connections are more reliable in quality and more convenient than grout-anchored sleeve connections.
