Shanghai Prefabricated House Construction

Admin September 18, 2026

The construction of prefabricated houses in Shanghai requires determining whether to implement prefabricated buildings based on building type, scale, etc., and meeting the requirements for prefabrication rate or assembly rate. The construction adopts the method of assembling factory-prefabricated components on site, which has the advantages of short construction period, environmental protection, and high quality. Special attention should be paid to waterproofing in the construction of prefabricated panel roofs.

Scope of Implementation

  • Residential Buildings: Generally, newly built residential buildings are required to implement prefabricated construction. However, independent building units with a total of 3 floors or less, or non-residential functional buildings accounting for no more than 10% and with a ground floor area not exceeding 3,000 square meters (such as sales offices and shops) may be exempt.
  • Public, Industrial, and Other Buildings: Newly built public, industrial, and other building projects with a total ground floor area exceeding 8,000 square meters are required to implement prefabricated construction. Administrative office and living service facilities in industrial buildings accounting for no more than 15% and with a ground floor area not exceeding 3,000 square meters, as well as independent non-production buildings, may be exempt. Major integrated circuit manufacturing projects that have been approved and shallow silos in newly built grain storage facilities may also be exempt.
  • Exceptions: Small supporting buildings such as independently set structures, garbage rooms, supporting equipment rooms, and guard rooms may be exempt.

Index Requirements

Except for specific scopes, the prefabrication rate of newly built building units within the implementation scope shall be no less than 40% or the assembly rate of individual units shall be no less than 60%.

Construction Methods and Advantages

  • Construction Methods: The method of assembling factory-prefabricated components on site is adopted, such as constructing with steel structures + prefabricated components. Factories produce components using high-precision steel molds, which are then transported to the construction site after curing. They are lifted and assembled using tower cranes and filled with high-strength grout.
  • Advantages:
    • Short Construction Period: For example, the main construction of the Shuilu Road project in Hongkou District took only 2 months, saving 50% of the construction period compared to traditional methods.
    • Environmental Protection: Reduces noise and dust pollution, minimizing the impact on surrounding residents.
    • High Quality: Factory assembly line production is not affected by weather, and component precision is controlled at the millimeter level.

Issues in Prefabricated Panel Roof Construction

The spliced structure of prefabricated panel roofs has leakage difficulties such as panel seam water seepage, base layer defects, structural dynamic deformation, and harsh working conditions in the gutter area. A standardized and meticulous waterproof renovation construction process should be adopted, starting with repairing the base layer and then reinforcing the panel seams, abandoning the traditional method of partial seam repair and surface glue application that only treats the symptoms.
