Safety Protection of Prefabricated Panel Houses

Admin September 19, 2026

The safety protection of prefabricated panel houses should be carried out comprehensively from aspects such as daily inspections, standardized use, professional appraisals, reinforcement measures, and attention to basic information.

I. Daily 'Check-ups' Regularly observe the structural condition of the house: Look up to inspect the floor slabs, focusing on checking for horizontal through-cracks in the ceiling, whether the joint gaps are expanding and cracking, whether the middle of the floor slab is sinking or bending, and whether there is concrete crumbling or steel bar rusting at the resting points of the prefabricated panels at both ends; Look down to inspect the walls, paying attention to whether there are vertical or diagonal cracks in the load-bearing walls, especially whether there are cracks or downward deformation above door and window openings. At the same time, check whether the bricks at the bottom of the wall are weathered and flaking, whether the ground around the house is settling, and whether there is abnormal tilting or height difference between the indoor and outdoor ground.

II. Safe Use and Care Strictly abide by structural safety regulations: Unauthorized renovations are strictly prohibited, including removing load-bearing walls, opening doors and windows in load-bearing walls, or enlarging opening sizes; Overloading is strictly prohibited, avoiding adding floors on the roof, adding mezzanines, or concentrating heavy objects such as large fish tanks and heavy equipment on the floor slabs; Refuse illegal operations, if the residence is converted into a restaurant, training class, or other crowded places, the load far exceeds the original design standards, which can easily lead to safety accidents, and such behaviors should be avoided.

III. Professional Appraisal and Disposal When hidden dangers such as expanding cracks and wall deformation are found, a qualified professional institution should be commissioned as soon as possible for safety appraisal. If the appraisal results show that the main structure is severely damaged, such as the prefabricated floor slabs being unable to withstand natural disasters, disposal should be carried out decisively according to the results, and demolition and reconstruction should be carried out if necessary.

IV. Reinforcement Measures For houses that have already shown problems, high-tech reinforcement methods can be adopted: Wall reinforcement, by pasting carbon fiber cloth (with a strength 10 times that of steel bars) to improve the load-bearing capacity; Floor slab reinforcement, by adding steel beams below the floor slabs, which is equivalent to adding a 'protective belt' to the old structure to enhance overall stability.

V. Pay Attention to Basic House Information It is necessary to understand key factors such as the maintenance condition of the house, construction quality, and local earthquake frequency. The design life of prefabricated panel houses is usually 30-40 years, and some are only 20 years. After exceeding the service life, the main structure ages, and the risk of collapse increases significantly, so evaluation and measures should be taken in advance.
