Rural Prefabricated Panel Houses
Prefabricated panel houses in rural areas are buildings constructed primarily with prefabricated panels. They are characterized by low construction costs and fast building speeds, but they have issues such as weak earthquake resistance and poor sound and heat insulation. Currently, the focus is on repair and renovation, with only dangerous buildings being demolished.

The prefabricated panels used in these houses are cement components manufactured in factories, available in both solid and hollow forms. The hollow structure achieves lightweighting by reducing the non-load-bearing concrete. This building form originated in the early 20th century. In China, most residential buildings constructed before 1985 adopted this structure. It was widely used in the 1970s and 1980s, solving housing problems for many people. State-owned enterprises and government agencies used them to build dormitories for employees, and many were also constructed in rural areas.
Existing Problems:
- Weak Earthquake Resistance: The structural stability is inadequate, posing lower safety in the face of disasters like earthquakes.
- Poor Sound and Heat Insulation: The thin walls offer almost no sound insulation. The smells of cooking, conversations, and TV sounds from neighbors can easily penetrate. In summer, it's as hot as a sauna, and in winter, it's extremely cold, leading to high air conditioning costs.
- Limited Service Life: The service life is approximately 30-50 years, and some regions have already initiated demolition work.
- Easy Cracking and Leakage of Floors: The inherent gaps in the prefabricated panels are a source of trouble. With even slight subsidence of the foundation, cracks spread across the walls and floors like a spiderweb. If it rains, water leaks from the upper floors directly to the lower ones, easily causing disputes among neighbors.
Current Situation and Policies:
With the development of building technology, cast-in-place concrete and prefabricated buildings are gradually replacing traditional prefabricated panel houses. Prefabricated buildings use modular factory-prefabricated components. For example, CMC combined modular buildings enhance earthquake resistance through steel-concrete integral pouring, reducing the construction period by 30% compared to traditional methods. Since 2022, China has implemented a policy of old building renovation, focusing on repair and renovation of prefabricated panel houses and only demolishing buildings that meet the criteria for dangerous structures.
Reasons for Not Being Widely Popular:
In rural China, prefabricated houses have not become widely popular for two main reasons. First, the price advantage is not significant. Building a self-constructed rural house costs around a hundred thousand to two hundred thousand yuan, which is not much different from the price of prefabricated houses. People prefer to build their own houses for greater peace of mind. Second, in terms of living quality, prefabricated houses are significantly inferior to better self-constructed houses. Their structures are not as stable, and the connections between modules are prone to cracking and water leakage. They are not as sturdy and durable as houses built brick by brick. In China, they are mostly used as temporary solutions, commonly seen on construction sites.
