Residential Community Steel Structure Prefabricated Housing
Residential community steel structure prefabricated housing is a combined form of steel structure residential buildings and prefabricated modular construction. It uses a steel structure system as the main load-bearing structure and is assembled on-site using industrially produced components.

Advantages and Characteristics
- Good Earthquake Resistance: The steel structure system has good ductility and toughness, enabling it to absorb seismic energy through deformation and providing the building with excellent earthquake resistance, which is a significant advantage in earthquake-prone areas.
- Fast Construction Speed: Components are prefabricated in factories, and only assembly is required on-site, typically shortening the construction period by more than 50% compared to traditional buildings. For example, a 100-square-meter prefabricated house may take only 1-2 months to complete, while a traditional brick-and-mortar house may take more than 6 months.
- Green and Low-Carbon: Factory-based production reduces dust, noise, and waste pollution on-site. Some use recyclable materials such as light steel, aligning with green building concepts. High-end projects also integrate solar panels, insulation materials, and intelligent energy-saving systems to further reduce energy consumption.
- High Space Utilization and Flexible Layout: The steel structure system and modular design enable more efficient use of interior space, allowing flexible layout adjustments according to needs and meeting diverse residential requirements.
- Recyclable Materials: Steel structures and some prefabricated components can be recycled and reused, reducing resource waste and aligning with sustainable development requirements.
- Quality Control: Factory-based production occurs in a strictly controlled environment, ensuring components are manufactured under controlled conditions, which makes quality easier to guarantee and reduces quality fluctuations common in traditional construction.
Application Status
In China, steel structure prefabricated housing has been applied in projects such as Baotou Wanjun Metropolis and Hangzhou Qianjiang Century City Talent Special Housing, both social housing and commercial housing projects, verifying its technical feasibility and market adaptability.
Development Goals
According to plans, by 2030, the target is for steel structures to account for about 10% of newly started residential buildings nationwide. Currently, such buildings account for about 7% of newly built prefabricated buildings in China, indicating significant potential for future growth.
