Renovated Prefabricated Houses
Renovated prefabricated houses are a type of housing that involves disassembling buildings into independent modules, completing most of the renovation processes in factories, and then assembling them on-site. They offer significant advantages such as short construction periods, controllable quality, and energy efficiency and environmental protection.

1. Core Construction Model
Renovated prefabricated houses adopt a modular design concept, dividing buildings into independent modules such as ceilings, walls, water and electricity pipelines, and kitchen and bathroom facilities. Over 90% of the renovation processes are completed on intelligent production lines in factories. For example, the new energy factory project in Wujin District, Changzhou, Jiangsu, utilized lightweight aggregate concrete prefabrication technology. After completing fine renovation in the factory, it only took 7 days to complete on-site assembly, achieving a standard of being ready for occupancy with water and electricity connectivity and fully equipped kitchens and bathrooms. This model breaks through the linear process of traditional construction, which follows a sequence of 'structure first, then renovation.' By carrying out parallel operations, it synchronizes structural construction with interior renovation, significantly shortening the construction period.
2. Advantages Compared to Traditional Construction
Compared to traditional construction methods, prefabricated houses have a particularly prominent advantage in terms of construction period. Taking a social housing project in Shenzhen, Guangdong, as an example, five residential buildings nearly 100 meters high were assembled using 6,028 concrete modules. The completion and delivery time was compressed from 2.5-3 years to 1 year, and the on-site labor force was reduced by about 50%. Meanwhile, factory-based production achieves millimeter-level precision control over component disassembly and pipeline layout through digital design. For example, the positioning error of steel bars is measured in millimeters, effectively avoiding common quality issues in traditional construction. Additionally, the on-site assembly stage significantly reduces noise, dust, and other pollution, aligning with the development trend of green buildings.
3. Technical Support and Quality Control
Factories employ intelligent production lines and digital design technologies, using BIM models to manage the entire lifecycle of components. From component disassembly to pipeline embedding, all processes are completed in a closed environment, avoiding interference from weather conditions. For example, water and electricity pipelines undergo pressure testing during factory pre-installation, and kitchen and bathroom facilities adopt integrated bathroom technology to ensure waterproof performance. This model of 'building houses like manufacturing industrial products' shifts the reliance on workers' skills for building quality to standardized processes, significantly improving quality stability.
4. Application Scenarios and Development Trends
Currently, this technology has been widely applied in overseas senior living apartments, hotels, data centers, and other fields with high requirements for construction period and quality. In the domestic market, with the growing demand for policy-driven housing such as social housing and talent apartments, such products are gradually being accepted. For example, the social housing project in Shenzhen addressed construction efficiency issues in high-density cities through modular technology, providing new ideas for large-scale housing supply. In the future, with the improvement of prefabricated building standards and the maturation of the industrial chain, prefabricated houses are expected to further expand their applications in commercial real estate, cultural and tourism projects, and other fields.
