Leakage of Prefabricated Slab House Roof
The issue of leakage in the roofs of prefabricated slab houses is common and challenging to resolve, requiring the selection of an appropriate solution based on the actual situation.

Causes of Leakage
Prefabricated slabs inherently have holes and gaps in their structure, allowing water to flow through. Simply applying waterproofing on the surface often yields poor results, which is the root cause of the leakage.
Solutions
- Color-Steel Roof: Made of metal sheets with anti-rust coatings, a color-steel roof, when installed as a whole, rarely leaks. Installation methods include pitched and flat styles, both offering the same level of rain protection, although pitched roofs are about 20% more expensive to construct than flat ones. Color-steel roofs have a lifespan of 20 years and cost between 60 and 80 yuan per square meter. This solution effectively addresses leakage issues and has a long service life, but the cost is relatively high.
- Waterproof Membrane: A commonly used roof waterproofing material, the effectiveness of a waterproof membrane depends on the quality of the membrane and the skill level of the installers. Some leakage issues arise from poor installation techniques, with some waterproofing jobs leaking after the first rain. The price of a waterproof membrane alone is around a dozen yuan per square meter, and with installation costs, it is not cheap. The lifespan of the membrane is generally about 15 years. When choosing this solution, it is essential to ensure the membrane is of reliable quality and the installers are highly skilled.
- Plastic Film Covering the Entire Roof: Covering the roof with a sufficiently wide plastic film and securing it with objects or covering it with a layer of soil (or other covering material) can perfectly solve the leakage problem. However, its service life is relatively short, typically 2-3 years, with the advantage of being inexpensive, generally around 2 yuan per square meter. This solution is suitable for users with limited budgets and low requirements for service life.
Cost Sharing and Legal Protection
If leakage from a prefabricated slab roof causes the floor slab to crack, posing a risk of collapse, and the building lacks property management and a public maintenance fund, repairs require contributions from all owners. The roof is a shared part, and by law, all owners should share the repair costs based on area. If negotiations fail, the affected owners can pay in advance and seek reimbursement through litigation. The local街道办事处 (sub-district office) will provide legal assistance, and the community will continue to mediate and take temporary protective measures during the rainy season to ensure resident safety.
