Solutions for Leakage in Prefabricated Slab Houses

Admin September 19, 2026

Solutions for leakage in prefabricated slab houses include installing color-steel roofs, using waterproof membranes, covering roofs with plastic film, or specially treating the gaps between floor slabs.

Color-Steel Roofs: Color-steel roofs are made of metal sheets with anti-rust coatings and are installed by pressing and assembling whole sheets, which generally do not result in rain leakage. There are two installation methods: pointed roofs and flat-laid installations. The cost of pointed roofs is approximately 20% higher than that of flat roofs. Color-steel roofs have a lifespan of 20 years and typically cost between 60 and 80 yuan per square meter. This type of roof not only provides excellent waterproofing but also offers strength and durability, offering good protection for the house.

Waterproof Membranes: Waterproof membranes are commonly used roof waterproofing materials, and their effectiveness mainly depends on the quality of the membranes and the skill level of the installers. The price of waterproof membranes alone is relatively low, at around a dozen yuan per square meter, but the overall cost increases when installation fees are included. Generally, using waterproof membranes for roof waterproofing treatment results in a lifespan of about 15 years. When selecting waterproof membranes, it is important to choose reliable-quality products that meet national standards and to hire experienced installers to ensure the waterproofing effect.

Plastic Film Covering for Roofs: Covering the entire roof with plastic film and then securing it with objects or covering it with a layer of soil (or other covering materials) can perfectly solve the rain leakage problem. Its advantage is its low cost, typically around 2 yuan per square meter. However, the drawback of this method is also evident: its lifespan is relatively short, usually only about 2-3 years, requiring regular replacement.

Special Treatment for Gaps Between Floor Slabs: The difficulty and core of construction for leakage in prefabricated slab roofs lie in blocking the gaps between the floor slabs. If trenching for blocking is not possible, special methods must be used to treat the gaps between the floor slabs. For example, materials such as sealants and waterproof coatings can be used to fill and seal the gaps to prevent rainwater penetration. During treatment, it is essential to ensure that the gaps are cleaned thoroughly and that the materials are applied evenly to achieve a good waterproofing effect.
