Prefabricated Self-Built House Roof

Admin September 18, 2026

Prefabricated self-built house roofs have certain applications in rural self-built houses, but they have advantages and disadvantages, and the decision to use them should be based on actual circumstances.

Advantages

  • Low cost and fast construction: Prefabricated panels are relatively affordable. Taking a 40 - 50 square meter auxiliary building as an example, the total cost is about 800 yuan (including hoisting), and construction only takes half a day to a day. This is a more economical choice for farmers with limited budgets or those building only small auxiliary buildings, enabling them to quickly complete roof construction and meet basic living needs.
  • Easy material acquisition: Prefabricated panels are mainly made of rice stone, cement, sand, and the smallest-sized steel bars. These raw materials are relatively common in rural areas, and the manufacturing process is relatively simple. Farmers can easily obtain the materials and make the panels themselves, reducing the difficulty and cost of construction.

Disadvantages

  • Poor waterproof performance: Prefabricated panels are assembled in blocks, and cracks are prone to appear at the panel joints. According to statistics, about 80% of users report problems with water leakage, and it is difficult to completely solve the waterproofing issue. In humid and rainy areas, this problem becomes more prominent, seriously affecting the living experience.
  • Weak earthquake resistance: Prefabricated panels are not integrally connected to the walls. In the event of an earthquake, they are prone to detach from the walls and collapse, so they are not suitable for earthquake-prone areas. During an earthquake, this type of roof structure may pose a serious threat to the lives of the occupants.
  • Insufficient structural stability: When the foundation settles, the prefabricated panels may shift or develop cracks, threatening living safety. If the foundation is not properly treated, this risk will further increase.
  • Poor living experience: The thermal insulation performance of prefabricated panels is poor. In summer, the heat insulation effect is weak, and the indoor temperature is high; in winter, the thermal insulation capacity is low, and the indoor temperature is low. To improve this situation, additional materials such as cinder and lime need to be added, which not only increases labor costs but may also affect the overall appearance of the roof.

Usage Recommendations

If the budget is limited, the location is in a non-earthquake zone, and regular maintenance (such as annual waterproofing treatment) is acceptable, prefabricated panels can be used as a temporary option. If safety, rain resistance, and earthquake resistance are pursued, cast-in-place concrete roofs are better, but the cost is significantly higher (the total cost for a 40 - 50 square meter auxiliary building exceeds 3000 yuan). When making a decision, it is necessary to comprehensively evaluate local geological conditions (such as foundation stability), climate (such as rainfall), and economic capacity.
