Prefabricated Roof for Houses

Admin September 17, 2026

The use of prefabricated panels for house roofs is characterized by low cost and fast construction, but it has defects in terms of waterproofing, earthquake resistance, thermal insulation, and overall integrity. It is recommended to prioritize cast-in-place concrete roofs when the budget allows. If prefabricated panels are used, enhanced waterproofing measures should be taken, and they should be avoided in earthquake-prone areas.

Advantages of Prefabricated Panel Roofs

Prefabricated panels are mainly made of cement and are manufactured in factories. They come in two types: solid and hollow. In rural self-built houses, the use of prefabricated panels as roofs was relatively common before 20 years ago. Their main advantages lie in their low cost. Compared to other roofing materials and construction methods, they are less expensive and can save money for home builders. Additionally, the construction speed is fast. Usually, the hoisting can be completed in one day or half a day, significantly shortening the house-building cycle and improving construction efficiency.

Disadvantages of Prefabricated Panel Roofs

  1. Waterproofing issues: There are joints between prefabricated panels, and these areas are prone to rain leakage. Moreover, even with waterproofing treatment, it is difficult to guarantee 100% leak-proofness, causing inconvenience to residents.
  2. Poor earthquake resistance: Prefabricated panels are not integrally connected to the walls. In the event of an earthquake, they are prone to displacement or even collapse. Therefore, they are not suitable for earthquake-prone areas and pose significant safety risks.
  3. Weak thermal insulation: The thickness of prefabricated panels is usually around 12 centimeters, resulting in poor heat insulation and thermal insulation effects. In summer, the indoor temperature will be very high, requiring long-term use of air conditioners and other equipment for cooling. In winter, the temperature will be relatively low, and the thermal insulation performance is not good, increasing energy consumption.
  4. Insufficient overall integrity: Prefabricated panels are installed in blocks, and the connections between them and the walls are not tight enough. After long-term use, cracks may appear on the roof due to factors such as foundation settlement, affecting the structural safety and service life of the house.

Recommendations

With the development of building technology, cast-in-place concrete roofs have gradually become the mainstream. They have the advantages of strong overall integrity and good earthquake resistance, but their cost is relatively high. Since 2022, China has been implementing a policy of renovating old residential areas, focusing on repairing and renovating prefabricated panel houses and only demolishing buildings that meet the criteria for dangerous houses. Therefore, if the budget allows, it is recommended to prioritize cast-in-place concrete roofs. If prefabricated panel roofs are used, enhanced waterproofing measures should be taken, such as applying a secondary covering of roofing materials, and they should be avoided in earthquake-prone areas.
