Prefabricated Prefab House Foundation
The foundation of prefabricated houses involves various technical systems, component connection methods, advantages, development background, and policy support.

Diverse technical systems: These include the composite shear wall (PCF) system, with a prefabrication rate of approximately 20%, as seen in the Shanghai Vanke Pudong Golden Mileage project; the cast-in-place external hanging system, known for its fast construction speed, such as the Shanghai Fangxing Daning Jinmao Mansion project with a 25% prefabrication rate; the assembled monolithic shear wall system, suitable for high-rise buildings with good seismic performance, exemplified by the Jiangsu Changzhou Xincheng Dijing North Plot with a prefabrication rate as high as 80%; the assembled monolithic frame system, offering flexible floor plan layouts suitable for large-span buildings, like the Shanghai Greenland Hongkou Commercial and Office Building with a 25% prefabrication rate; the panel assembly system, centered around prefabricated wall panels and floor slabs; and the box assembly system, which enhances construction speed by 50%-70% through the combination of prefabricated functional units.
Components and connections: Prefabricated houses are constructed by industrially producing building components and assembling them on-site, with components including beams, slabs, walls, and columns. The prefabricated components in Jiangbei, Ningbo, adopt a plate structure connected by mechanical bolts and utilize sandwich insulation materials, improving the building's thermal insulation performance.
Significant advantages: Prefabricated houses can shorten construction periods and reduce pollution, with fast construction speeds. For example, the main structure of a prefabricated house in Jiangbei, Ningbo, Zhejiang, can be assembled within seven days, greatly enhancing construction efficiency.
Development background and policy support: China's prefabricated concrete technology originated in the 1950s and has undergone multiple development stages. In September 2016, the General Office of the State Council issued the "Guidelines on Vigorously Developing Prefabricated Buildings," highlighting the development of prefabricated buildings as a major transformation in construction methods. Driven by policies, various regions have responded positively. For instance, by 2025, the proportion of newly started prefabricated buildings in Hainan Province will reach 80%. Starting from 2026, all residential land parcels sold in Guangzhou will implement prefabricated buildings, while commercial and industrial land parcels will adopt prefabricated buildings wherever technically feasible.
