Prefabricated Panel Two-Story House

Admin September 19, 2026

Prefabricated panels can be used to construct two-story houses, but a comprehensive assessment combining geological conditions, construction specifications, and usage requirements is necessary. There are certain risks involved, and specific conditions must be met.

I. Suitable Scenarios for Prefabricated Panel Two-Story Houses

  1. Areas with Limited Economic Resources or Stable Geology: Prefabricated panels are relatively low-cost, saving over 50% compared to cast-in-place concrete. In rural areas outside earthquake zones with stable foundations and limited budgets, prefabricated panels can still be used to build two-story houses, provided that construction quality is strictly controlled.
  2. Partial Usage Scenarios: Some houses use cast-in-place concrete for the ground floor (such as pile caps, ground beams, and columns) and only use prefabricated panels for the floor to reduce costs. This hybrid structure partially compensates for the lack of integrity in prefabricated panels.

II. Core Defects of Prefabricated Panel Two-Story Houses

  1. Poor Earthquake Resistance: Prefabricated panels are not integrally connected to walls, making them prone to detachment and collapse during earthquakes or foundation settlement. The collapse of numerous prefabricated panel houses during the 2008 Wenchuan earthquake is a case in point.
  2. Insufficient Integrity: Prefabricated panels are connected with concrete or cement mortar, which can lead to cracks and leaks over time, and the maintenance costs are relatively high.
  3. Shorter Service Life: The service life of prefabricated panel structures is approximately 30-50 years, shorter than the over 70 years for cast-in-place concrete, necessitating early planning for renovation or reconstruction.

III. Necessary Conditions for Building Prefabricated Panel Two-Story Houses

  1. Non-Earthquake Zone Areas: Avoid using in earthquake-prone areas to reduce safety risks. If located in an earthquake zone, cast-in-place concrete or steel structures must be used.
  2. Strict Foundation Construction: Ensure the stability of structures such as pile caps, ground beams, and columns to compensate for the lack of integrity in prefabricated panels. For example, a ring beam should be set up on the ground floor to enhance the rigidity of the house.
  3. Control Floor Loads: Avoid stacking heavy objects (such as large agricultural machinery, sand, and gravel) to prevent floor collapse. The design of the second floor should clearly specify load limits and indicate them in the construction drawings.

IV. Policy and Renovation Recommendations

Under current policies, since 2022, China has implemented renovation policies focusing on repairing and upgrading prefabricated panel houses, with demolition only for buildings that meet the criteria for dangerous houses. If the house already shows significant cracks, foundation settlement, or leaks, it is recommended to prioritize cast-in-place concrete structures or participate in government-subsidized renovation plans to enhance safety and durability.
