Prefabricated Panel Houses

Admin September 18, 2026

Prefabricated panel houses are structures built primarily using prefabricated panels, known for their rapid construction and labor-saving features. However, they suffer from issues such as weak earthquake resistance and poor sound and thermal insulation, and are gradually being replaced by new construction technologies.

Construction Methods and Characteristics of Prefabricated Panel Houses

Prefabricated panels are cement components manufactured in factories. They are formed by nailing wooden models, arranging steel bars, and pouring cement, and come in two types: solid and hollow. The hollow structure achieves lightweighting by reducing non-load-bearing concrete, facilitating easy handling and installation. In rural self-built houses and some southern regions of China, construction involves lifting the prefabricated panels to the rooftop and laying them from one end according to a layout plan. After splicing, they form the floor or roof insulation layer. This construction method is fast and labor-saving, with a small team able to complete the main structure splicing in half a day, requiring relatively low technical skills.

History and Current Status of Prefabricated Panel Houses

The prefabricated panel construction form originated in the early 20th century and was initially used mainly for floor and roof insulation layers. Residential buildings constructed in China before 1985 often adopted this structure, especially in rural and southern regions. However, with the development of construction technology, cast-in-place concrete and prefabricated buildings have gradually replaced traditional prefabricated panel houses. Prefabricated buildings use modular factory-prefabricated components, such as CMC composite modular buildings, which enhance earthquake resistance through steel-concrete integral pouring, shorten the construction period by 30% compared to traditional methods, and offer more stable quality.

Limitations of Prefabricated Panel Houses

Existing prefabricated panel houses generally have the following issues:

  1. Weak Earthquake Resistance: The spliced joints between prefabricated panels easily become structural weak points, prone to fracture or collapse during earthquakes.
  2. Poor Sound and Thermal Insulation: The hollow structure or spliced gaps result in inadequate sound insulation, insufficient winter insulation, and poor summer heat insulation.
  3. Limited Service Life: The design life of prefabricated panel houses is approximately 30-50 years, and long-term use can lead to issues such as cracking and water leakage.

Policies and Future Trends

Since 2022, China has implemented renovation policies for prefabricated panel houses, focusing on repairs and upgrades, and only demolishing buildings that meet the criteria for dangerous structures. Some regions have initiated demolition work, gradually replacing them with cast-in-place concrete or prefabricated buildings. This trend reflects the construction industry's higher demands for safety, durability, and comfort, and also indicates that traditional prefabricated panel houses will gradually phase out of the historical stage.
