Renovation of Prefabricated Panel Houses
Prefabricated panel houses can be renovated, and there are multiple feasible renovation methods.
I. Reinforcement and Renovation Method For the reinforcement and renovation of old prefabricated panel houses, there is a detailed process for removing walls and replacing beams. Taking the old house renovation project in Zhongxing Town, Chongming as an example, for a 30-year-old prefabricated panel structure house, a comprehensive structural safety assessment is first carried out, focusing on checking the crack width at the production site of the prefabricated panels and inspecting the connection status between the prefabricated panels and the ring beams. If there are problems with the bolts, they are replaced in a timely manner. After removing the original wooden roof, a new concrete roof is poured to enhance the stability and safety of the house. The original exterior wall tiles are removed, and the exterior walls are repainted and reinforced with steel bars and grout to improve their load-bearing capacity and durability. A temporary support system is erected, with steel pipe supports placed every 1.2 meters along the length of the prefabricated panels, and key nodes are reinforced with H-shaped steel beams to ensure the safety of the house structure during the renovation process. The original filling materials at the panel joints are removed, steel bars are implanted, and concrete is poured to strengthen the connection between the prefabricated panels. Construction columns are added at the four corners of the house to further improve its overall stability.
II. Original Demolition and Reconstruction Method Policies support the "self-initiated renewal and original demolition and reconstruction" of old housing. Prefabricated panel houses fall within the scope of old housing and can enjoy relevant policies. Original demolition and reconstruction do not mean copying the old blueprint on the original site. Instead, the house is demolished, and a new foundation is laid, and a modern building structure is redesigned. This method can thoroughly improve the living quality, such as achieving elevator access to every household for convenient travel; carrying out scientific and reasonable lighting and dynamic-static zoning designs to enhance living comfort; laying all water, electricity, gas, and heating pipelines underground to make the indoor space cleaner and more aesthetically pleasing. In addition, original demolition and reconstruction can also legally and compliantly increase the usable floor area to meet residents' demands for living space.
III. Renovation under the Old Housing Renovation Policy Since 2022, China has implemented an old housing renovation policy, focusing on repairing and renovating prefabricated panel houses and only demolishing buildings that meet the criteria for dangerous houses. Through repair and renovation, the living conditions of prefabricated panel houses can be improved, and the service life of the houses can be extended.
