How is the Quality of Prefabricated Panel Houses?

Admin September 18, 2026

There are many problems with the quality of prefabricated panel houses, and the overall quality situation is not optimistic.

Short Design Life: The design life of prefabricated panel houses is usually only about 30 - 40 years, while the design life of modern commercial houses is 70 years. Many prefabricated panel houses built in the 1970s and 1980s have now exceeded their design life, posing significant safety hazards. The house structure may become unstable due to aging.

Prominent Issues with Insulation, Soundproofing, and Water Seepage: Prefabricated panel houses are assembled from cement components, resulting in poor insulation and soundproofing performance. Many residents report that the indoor environment is hot in summer and cold in winter, and they can clearly hear their neighbors' voices. Over time, cracks appear in the cement components, and the gaps between them widen, further increasing the risk of water seepage between floors, affecting living comfort and the service life of the house.

Lack of Human-Oriented Design in House Types: Most prefabricated panel houses were built in the 1970s and 1980s, with relatively outdated and inhumane designs. For example, kitchens and bathrooms lack windows, resulting in poor ventilation and lighting; living rooms are narrow and dimly lit, with cramped living spaces that are difficult to meet the needs of modern life.

Insufficient Seismic Performance: Prefabricated panel houses mainly rely on cement construction. Although a certain amount of steel bars are added, their overall seismic capacity is still inferior to that of modern buildings. When facing natural disasters such as earthquakes or floods, their safety precautions are clearly inadequate, making them vulnerable to damage and threatening the lives and property of residents.

Difficulty in Adjusting Internal Structure: Unlike modern commercial houses, prefabricated panel houses almost do not allow large-scale modifications. Every wall may be related to the overall structure, making it difficult for residents to customize and renovate their living spaces according to personal needs, limiting the functionality of the house.

Serious Phenomenon of Cutting Corners in Materials: When building prefabricated panel houses in the past, some construction units cut corners to reduce costs. The steel bars in regular prefabricated panels are very thin, and many small workshops directly use thin steel wires instead of steel bars. The concrete grade does not meet the standards, and the thickness is insufficient. Such prefabricated panels may look like cement slabs, but they actually crack easily and have brittle failure. Once the load exceeds the capacity, they will break instantly without any warning, posing significant safety hazards.
