Prefabricated Panel House Maintenance
The maintenance of prefabricated panel houses should be carried out in a targeted manner based on the specific conditions of the house, covering aspects such as structural safety, roof waterproofing, exterior walls, pipelines, and comprehensive renovation.

Structural safety assessment and reinforcement are core steps. A comprehensive structural safety assessment of the old house is required, with a focus on checking the crack width at the production points of the prefabricated panels. Special treatment is needed if the crack width exceeds 0.3 millimeters. The connection status between the prefabricated panels and the ring beams should be inspected, and bolts with a rust rate exceeding 30% should be replaced. Repair and reinforcement should be carried out for walls, floor slabs, connection joints, and foundations. For example, structural columns can be added at the four corners of the house, with a typical cross-section of 240*240 millimeters, reinforced with No. 6 and No. 8 steel bars and connected to the floor slabs. For the board seams detected during the structural inspection, the original filling materials should be removed, No. 6 deformed steel bars should be implanted, and C30 fine aggregate concrete should be poured to improve the structural stability of the house.
Roof waterproofing renovation is of utmost importance. Prefabricated panel roofs are assembled from multiple prefabricated concrete panels, with natural joints between the panels, resulting in weak structural integrity and susceptibility to leakage. During maintenance, a systematic renovation plan can be adopted, including full roof clearance,精细化 (fine) repair of base layer defects, rigid filling and reinforcement of board seams, full-area waterproofing with national standard thickened membranes, and specialized exposed waterproofing reinforcement for gutters to effectively solve roof leakage problems.
Exterior wall treatment cannot be overlooked. Remove the original exterior wall tiles and carry out repainting and steel bar implantation and grouting on the exterior walls to strengthen the load-bearing capacity and tensile properties of the original walls, prevent exterior wall detachment, and ensure living safety.
Pipeline renewal can improve living conditions. Updating the water supply, drainage, and gas pipelines can solve problems such as decreased water pressure and leakage caused by pipeline aging, enhancing the convenience and comfort of living.
Comprehensive renovation can enhance living functions. This includes repairing roof waterproofing, addressing exterior wall detachment, improving fire protection facilities, organizing parking spaces, and adding age-friendly and barrier-free facilities to comprehensively enhance the living functions of the house.
The maintenance method for different houses should be determined according to specific circumstances. Houses with generally stable structures and main problems concentrated on the roof, exterior walls, stairways, and pipelines are usually more suitable for maintenance and comprehensive renovation. However, for some houses with damaged main load-bearing components, identified as Grade C or D and requiring overall demolition, other treatment methods may be necessary.
