Is It Good to Modify the Doorway of a Prefabricated Panel House?

Admin September 19, 2026

Generally, it is not good to modify the doorway of a prefabricated panel house, and such modifications are not recommended.

Legal Compliance Risks

According to the prohibitive provisions of the 'Measures for the Administration of Interior Decoration and Renovation of Residential Buildings', it is clearly prohibited to change the main structure and load-bearing structure of a building without a design plan proposed by the original design unit or a design unit with the corresponding qualification level. It is also prohibited to expand the original window and door sizes on load-bearing walls, which may affect the building structure and use safety. If the modification of the house doorway involves these prohibited acts, it is illegal. Once the unauthorized modification is investigated and dealt with by the relevant departments, one will face penalties such as being ordered to restore the original state and fines, bringing unnecessary troubles and economic losses to oneself.

Huge Hidden Dangers in Building Safety

  • Load-bearing structures cannot be damaged: All prefabricated panel walls cannot be demolished or have door or window openings made. Brick walls with a thickness of more than 24 centimeters also cannot be demolished or modified, as these are load-bearing walls. Making door or window openings on load-bearing walls will damage the load-bearing capacity of the walls. Load-bearing walls are the force-bearing structures of a building, and door or window openings cannot be made or modifications carried out without authorization. Otherwise, it will affect the overall structural force, leading to an imbalance in the entire structural system, affecting the stability performance of the whole building, and significantly reducing the safety factor.
  • Possible serious consequences: Demolishing part of the load-bearing walls will inevitably change the original mechanical structure of the building, causing uneven force distribution in different parts of the building or shifting the center of gravity to other parts. In severe cases, it can cause cracks or collapse of the house, even endangering the safety of the building. Once such safety hazards occur, they will not only endanger the lives and property of oneself and family members but also have a serious impact on neighboring residents.

Policy Orientation Does Not Support Modification

In 2026, the direction of urban renewal policies will undergo a significant change. The superficial beautification renovation of prefabricated panel buildings will be officially phased out, and ineffective vanity projects will be halted. For old prefabricated panel buildings, priority will no longer be given to exterior wall painting and local repairs. Instead, they will be classified and dealt with, and for eligible buildings, in-situ demolition and reconstruction will be promoted. Moreover, prefabricated panel buildings have no space for load-bearing reinforcement. In the past two years, housing and construction departments in many places have announced through inspections that the reinforcement costs and renovation material costs of some old prefabricated panel buildings are close to 70% of the reconstruction costs. Spending money on repairs is an inefficient investment, and the safety hazards will still remain permanently.
