Flowchart of Prefabricated Panel House Construction

Admin September 19, 2026

The construction process of prefabricated panel houses can be divided into four stages: design, component production, on-site construction, and post-construction. The specific processes and technical requirements are as follows:

I. Design Phase

  1. Structural Design: Determine the types of prefabricated components (such as prefabricated exterior wall panels, composite slabs, beams, stairs, etc.) based on building requirements and complete the overall structural design.
  2. BIM Detailed Design: Utilize BIM software for component disassembly design, clash detection, and process simulation to optimize the construction plan.
  3. Drawing Preparation: Prepare construction drawings and prefabricated panel layout diagrams, specifying panel numbers, specifications, installation sequences, and locations of reserved holes.

II. Component Production Phase

  1. Factory Prefabrication:
    • Fabricate steel molds, bind reinforcement bars, and reserve lifting hooks and holes;
    • Pour C30 concrete (e.g., for hollow slabs with a span of 3.6-4.2m, thickness of 150mm, and equipped with HRB400E grade reinforcement bars), and stack the components by category after demolding;
    • Mark the finished products with component numbers, installation directions, and other information.
  2. Transportation and Arrival:
    • Transport the components according to the arrival plan, using specialized frames to prevent damage;
    • Inspect the appearance (no cracks or honeycombing), dimensional deviations (±5mm), and bearing capacity reports upon arrival. Installation can only proceed after passing the inspection.

III. On-site Construction Phase

  1. Foundation Construction:
    • Complete the cast-in-place main structure of the basement, podium, and the first two floors above ground (e.g., using a prefabricated shear wall system);
    • Verify the axis lines, elevations (allowable deviation ±5mm), and support flatness (≤5mm/2m) to ensure the installation accuracy of prefabricated panels.
  2. Prefabricated Component Hoisting:
    • Exterior Wall Installation: Measure and set out lines → hoist wall panels → observe reserved reinforcement bars for alignment using a mirror → install diagonal supports to correct verticality → unhook;
    • Prefabricated Panel Installation: Snap control lines → hoist panels in the order specified in the layout diagram → ensure the panel end resting length is ≥120mm → control the panel joint width between 20-50mm.
  3. Connection and Pouring:
    • Bind reinforcement bars at connection points and pour concrete for nodes and the cast-in-place layer of beams and slabs;
    • Seal the joints of prefabricated wall panels (using dry-hard cement mortar) and grout (block the grout pipes one by one) to ensure structural integrity.

IV. Post-construction Phase

  1. Waterproofing and Insulation:
    • Lay 3mm thick SBS waterproof membranes and seal panel joints and eaves gutters;
    • Install a 100mm thick extruded polystyrene board insulation layer and a 40mm thick C20 fine aggregate concrete protective layer.
  2. Scaffolding and Finishing:
    • Use an integrated self-lifting scaffold from the third floor to enhance construction safety;
    • Factory-produce interior finishes for rapid assembly and disassembly, shortening the construction period.

Key Technical Requirements:

  • Plan the hoisting sequence reasonably (e.g., following the principle of 'exterior before interior, heavy before light') to minimize repeated operations;
  • Use mobile terminals connected to the BIM platform to monitor component positions, installation progress, and quality data in real-time.
