Prefabricated Panel House Cases
Prefabricated panel houses have various treatment methods in different scenarios, such as waterproof renovation, reinforcement and renovation, and updating and renovation.

In terms of waterproof renovation: Taking the waterproof renovation of the prefabricated panel roof in Phase I of Zhonghuan Jiayuan in Putuo District as an example, the roof of this community adopts the classic prefabricated panel splicing structure of old communities. Due to factors such as years of exposure to typhoons and heavy rain, problems such as full-area roof leakage have occurred. Shanghai Ruisheng Construction Engineering Co., Ltd. customized a systematic renovation plan and used Dongfang Yuhong national standard genuine waterproof main materials for construction. This indicates that for waterproof problems such as roof leakage in prefabricated panel houses, they can be solved through professional waterproof renovation projects. Selecting high-quality waterproof materials and formulating reasonable construction plans are the keys. Moreover, after the project is completed and passes the acceptance inspection, a regular written warranty for a certain number of years can be provided, ensuring subsequent use.
In terms of reinforcement and renovation: A prefabricated panel residential community in a northern provincial capital city, which was built 38 years ago, was included in the old community reinforcement and renovation project due to the high overall demolition cost. The prefabricated panel buildings from the 1990s had many cracks on the walls. After being evaluated by a testing agency, the main structure was estimated to last for another ten years, making them suitable for local reinforcement and renovation. As a result, it cost less than half of the demolition cost, and the houses were renovated to look as good as new, with significantly improved sound insulation and waterproofing. This shows that for some prefabricated panel houses that have been built for a long time and have certain structural problems, reinforcement and renovation is an economically feasible way to solve the safety hazards of the houses and improve their usage performance.
In terms of updating and renovation: The earliest batch of prefabricated panel communities in Yuecheng District, Shaoxing, was built in 1985. Nowadays, various infrastructure facilities in the houses are significantly aged, with problems such as poor sound insulation, rain leakage, and foundation settlement. Yuecheng District has started to plan for the updating and renovation of old prefabricated panel communities and will give priority to selecting some prefabricated panel communities with serious structural hazards and strong renovation willingness among residents as renovation pilot projects. This reflects that for old prefabricated panel communities, the government will make overall plans according to the actual situation and improve residents' living conditions through updating and renovation.
