Leakage of Prefabricated Panel Flat Roof

Admin September 19, 2026

There are multiple methods to address the leakage of prefabricated panel flat roofs, as detailed below:

Leakage of prefabricated panel flat roofs is a common issue, primarily caused by defects in the joint treatment of prefabricated panels, weak waterproof layers, and material aging. Joints are prone to cracking after earthquakes or thermal expansion and contraction, allowing rainwater to seep in. Poor construction quality or aging of the waterproof layer can reduce its waterproofing performance. The aging rate of prefabricated panel materials is fast, with a service life of about 10 years. After aging, cracks increase, and leakage becomes more severe during heavy rain.

1. Color Steel Roof Covering
Color steel roof covering is the most effective overall solution for preventing leaks. It involves installing color steel plates on the existing roof to form a continuous waterproof layer, effectively blocking rainwater penetration. The cost is approximately 60 to 80 yuan per square meter, with a service life of up to 20 years, suitable for long-term leak prevention needs. However, it should be noted that color steel roofs are relatively heavy, and it is necessary to ensure that the building structure can withstand the additional load. Additionally, installation requires professional team operation to avoid improper joint treatment leading to leakage.

2. Waterproof Membrane Repair
The effectiveness of waterproof membrane repair depends on the material quality and construction level. High-quality waterproof membranes (such as SBS modified bitumen membranes) can form an elastic waterproof layer that adapts to minor roof deformations, with a lifespan of about 15 years. The cost of materials alone is about a dozen yuan per square meter, but the total cost is not low when construction fees are included. During construction, the base layer must be thoroughly cleaned to ensure tight adhesion between the membrane and the roof. Joints must be treated with hot melt or cold bonding to avoid voids or cracking.

3. Plastic Film Covering
Plastic film covering is the lowest-cost temporary solution, costing only about 2 yuan per square meter, but its effectiveness lasts only 2 to 3 years. It forms a simple waterproof layer by laying plastic film, suitable for emergency or short-term use. However, plastic film is prone to aging and damage, requiring regular inspection and replacement. Additionally, its wind resistance is poor, and it may be lifted by strong winds, leading to leakage.

4. Flat-to-Slope Roof Transformation
Flat-to-slope roof transformation fundamentally solves the leakage problem by adding a sloped roof on top of the existing flat roof. Color stone metal tiles are commonly used materials, which are lightweight (5 to 8 kilograms per square meter) and provide reliable waterproofing when scientifically overlapped. They also have thermal insulation properties, enhancing living comfort. During transformation, it is necessary to ensure the structural safety of the sloped roof and reasonable design of the drainage system to avoid water accumulation leading to leakage.
