Prefabricated Modular Housing Expert

Admin September 18, 2026

Prefabricated modular housing is a building form where each module is prefabricated in a factory and then assembled and connected on-site to form a complete structure.

Quality and Durability: Associate Professor Chi Yin from the School of Civil Engineering at Wuhan University points out that prefabricated modular housing falls under the category of modular buildings. Each module is prefabricated in a factory, ensuring quality control. The modules themselves do not have durability issues. This indicates that during the module production process, through standardized and regulated factory production procedures, the quality of the modules can be effectively controlled, enabling them to have long-term stability in use.

Assembly and Connection Technology: Assembly and connection are key technologies in prefabricated modular housing. Chi Yin mentions that if the assembly and splicing are handled properly and designed reasonably, the building's functional requirements can be met. However, problems are prone to occur at the connection points. Compared to cast-in-place buildings, their seismic performance is slightly inferior, but they can meet requirements in non-seismic zones. At the same time, it is reminded that such modular prefabricated structures should not be built with too many floors; otherwise, it will be difficult to meet the seismic design requirements of the building structure.

Innovative Achievements and Advantages: Tian Chunyu, Deputy Chief Engineer and Dean of the Research Institute at China Construction Science & Technology Group, led his team in innovatively developing a series of modular 'good housing' products and intelligent production lines. Taking the CMC steel-concrete composite structure modular building products and intelligent production line as an example, after transporting the modular houses to the construction site, there is no need to bind steel bars or set up formwork. Using self-developed intelligent lifting equipment, the lifting time is significantly shortened. After completing the lifting and assembly, one-time pouring and forming are carried out. Compared to traditional cast-in-place buildings, this can save 50% of the construction period, reduce labor by 70%, and reduce construction waste by 80%. The automation ratio of the CMC intelligent production line has been increased to 80%, achieving rapid construction and improving manufacturing precision to the millimeter level, reaching international leading standards.

Production Mode: Wang Qiong, Chief Engineer at China Construction HaiLong Technology Co., Ltd., introduces that modular building is similar to the automotive industry. Scattered components are first produced separately and then sent to the final assembly station, where high automation is used to complete the final assembly. Zhan He, Executive Dean of the Design Institute at China Construction HaiLong, states that to build modular housing like industrial products, the design must be more meticulous, controlling errors and precision in millimeters.
