Prefabricated Integrated Prefab House

Admin September 18, 2026

Prefabricated integrated prefab houses are a form of construction that involves the industrial production of building components and their on-site assembly, featuring various types, technological advantages, and broad application prospects.

Main Types and Technologies

Prefabricated integrated prefab houses are mainly divided into panel-based, box-based, and frame-based types. Panel-based prefab houses use prefabricated wall panels and floor slabs as core components, which can expand usable area but have limited design flexibility. Box-based prefab houses combine prefabricated functional units, increasing construction speed by 50%-70%, but requiring higher transportation and lifting equipment. Modular buildings represent a more integrated model. The technologies encompass prefabricated concrete structures and steel structures, with components including prefabricated beams, slabs, walls, and columns. These houses adopt standardized design, factory-based production, assembly-based construction, information-based management, and intelligent applications, representing modern industrial production methods.

Development History and Policy Support

China's prefabricated concrete technology began in the 1950s, initially applied in factory and residential construction. In the 21st century, it has seen a resurgence due to production efficiency and environmental advantages. Companies like Vanke Group have developed prefabricated shear wall residential structural systems and applied prefabricated frame technologies in projects. In terms of policy, the "Guiding Opinions of the General Office of the State Council on Vigorously Developing Prefabricated Buildings" was issued in 2016, identifying it as a major transformation in construction methods and designating the Beijing-Tianjin-Hebei region, Yangtze River Delta, and Pearl River Delta as key promotion areas. Among local policies, Hainan Province aims for 80% of newly started construction projects to be prefabricated by 2025, and Guangzhou plans to implement prefabricated buildings for 100% of residential land transfers starting in 2026, with commercial and industrial land adopting the technology whenever feasible.

Application Examples and Market Performance

In Jiangbei, Ningbo, Zhejiang, prefabricated components use a panel structure, connected by mechanical bolts, and feature sandwich insulation, allowing the main structure to be assembled in seven days. Chinese-made prefab houses are also popular overseas. According to customs data, in the first four months of 2026, Guangzhou Customs reported exports of movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%, indicating growing international demand for prefabricated buildings.

Advantages and Challenges

Prefabricated buildings offer advantages such as shortened construction periods, reduced pollution, and improved quality. However, challenges remain, including high requirements for transportation and lifting equipment and limited design flexibility. With technological advancements and policy support, their application scope will continue to expand, becoming an important direction for the modernization transformation of the construction industry.
