Cost of Prefabricated Integrated Housing

Admin September 18, 2026

The cost of prefabricated integrated housing varies significantly depending on the type and specifications, and can be broadly categorized into the following three types:

1. Low-Cost Basic Prefabricated Houses in Rural Henan

Common in rural areas of Henan, these prefabricated houses prioritize cost-effectiveness, with a construction cost of approximately over 300 yuan per square meter. For example, building a 200-square-meter house would cost only around 70,000 to 80,000 yuan in total. These houses typically employ light steel structures or simple concrete modules, resulting in short construction periods suitable for rural self-built projects with budget constraints. The cost advantage stems from localized material procurement and simplified construction processes, although some insulation and soundproofing performance may be compromised, necessitating consideration based on actual usage scenarios.

2. Basic Prefabricated Modular Buildings for Export: Cost-Effective Solutions

For the export market, basic prefabricated modular buildings have an ex-factory price of approximately 30,000 yuan, covering the module cost for a 70-square-meter fully furnished house. Taking shipment to the United States as an example, including transportation, installation, and supporting facilities, the total landed cost is less than 30,000 US dollars (approximately 200,000 yuan). These houses adopt standardized designs, reducing costs through mass production while meeting international building codes. Their cost-effectiveness lies in the efficiency of modular assembly (construction periods can be shortened by over 50%) and advantages in full lifecycle costs, although customization options are limited, making them suitable for overseas projects requiring rapid delivery.

3. Concrete Prefabricated Rural Houses: Mid-to-High-End Structural Options

Concrete prefabricated rural houses have higher main structure costs, approximately 1,500 yuan per square meter, about 10% higher than quotes from traditional craftsmen. These houses utilize prefabricated concrete components (such as wall panels and floor slabs), assembled on-site to form the main structure, offering strong earthquake resistance and high durability. The increased costs primarily stem from industrial production precision requirements (such as mold costs and transportation protection) and on-site lifting equipment investments. However, long-term maintenance costs are lower than those of traditional brick-and-mortar structures, making them suitable for rural house upgrades or public building projects with high construction quality requirements.

Summary: The cost of prefabricated integrated housing ranges from 300 yuan to 1,500 yuan per square meter. When selecting, it is essential to comprehensively consider budget, usage scenarios, performance requirements, and construction conditions. For rural self-built projects, low-cost options can be prioritized; for export projects, a balance between standardization and local adaptation is necessary; while mid-to-high-end demands should focus on structural safety and long-term benefits.
