Prefabricated Housing Project Design Plan

Admin September 19, 2026

The prefabricated housing project design plan should cover project background, design principles, construction plan, quality control, schedule and cost control, and special requirements, as detailed below:

I. Project Background and Definition
Prefabricated housing is a new construction model that addresses the environmental, efficiency, and cost issues of traditional building methods. By prefabricating components such as walls, roofs, and floor slabs in factories and transporting them to the site for assembly, it offers advantages such as energy conservation, environmental protection, and short construction periods, aligning with the trend of modern construction industrialization.

II. Design Principles

  1. Modern Functionality: Meet basic needs such as living and storage while considering comfort requirements like lighting and ventilation.
  2. Structural Safety: Prioritize the use of structural systems such as prefabricated concrete shear walls and light steel frames to ensure compliance with seismic and wind resistance standards.
  3. Cost-Effectiveness: Prefer the use of local building materials (e.g., sand, gravel, wood) to reduce transportation costs; minimize material waste through modular design.
  4. Green Environmental Protection: Select recyclable materials (e.g., recycled steel, bamboo) to reduce on-site wet operations and lower dust and noise pollution.
  5. Aesthetic Harmony: Design exteriors in line with regional characteristics, such as using pitched roofs and blue brick elements in the Luzhong region and incorporating seaweed house styles in the Jiaodong region.

III. Construction Plan

  1. Construction Preparation:
    • Level the site to the design elevation and set up temporary office and material storage areas, ensuring construction road widths are ≥4 meters.
    • Organize the construction team and provide technical training, focusing on component assembly techniques and safety regulations.
    • Purchase prefabricated components (e.g., prestressed floor slabs, lightweight partition walls) and auxiliary materials (e.g., sealants, connectors).
  2. Construction Techniques:
    • Foundation Construction: Use independent or strip foundations, reinforce formwork, pour C30 concrete, and maintain a curing period of ≥7 days.
    • Component Transportation and Storage: Secure components with specialized transport racks, use wooden pads for moisture prevention in storage areas, and store components in numerical order according to installation sequence.
    • Component Assembly: Install bottom-level walls first, connect them with bolts and align vertically, then assemble floor slabs, upper-level walls, and roofs sequentially. Weld critical joints and apply anti-rust paint.
    • Decoration Construction: Use lightweight plaster for wall leveling, lay composite flooring, and select broken bridge aluminum alloy for doors and windows.

IV. Quality Control

  1. Raw Material Inspection: Verify factory certificates for prefabricated components and conduct spot checks on concrete strength and steel bar specifications.
  2. Process Monitoring: Use laser levels to align components during assembly and ensure concealed works (e.g., pre-embedded water and electricity pipelines) pass inspection before covering.
  3. Finished Product Protection: Cover installed components with protective film during decoration to prevent damage.

V. Schedule and Cost Control

  1. Schedule Arrangement: Total duration of 85 days, including 15 days for foundation construction, 5 days for component transportation, 20 days for assembly, 30 days for decoration, and 5 days for inspection.
  2. Cost Optimization: Reduce material costs through centralized bidding and improve labor efficiency with assembly-line operations to minimize idle time.

VI. Special Requirements Design

  1. Aging-Friendly Modifications: Install barrier-free ramps (slope ≤1:12) at entrances and equip bathrooms with handrails and non-slip floor tiles.
  2. Regional Adaptation: Add roof insulation layers in southern regions and optimize wall insulation in northern regions (e.g., using EPS module cast-in-place technology).
