Prefabricated Housing Construction Technology

Admin September 18, 2026

Prefabricated housing construction technology is a building method that involves the industrial production of building components and their on-site assembly. It encompasses prefabricated concrete structures and steel structures, with components including prefabricated beams, slabs, walls, columns, and other products.

Main Types

  1. Panel-based Prefabrication: Using prefabricated wall panels and floor slabs as core components, this method can expand usable area but has limited design flexibility.
  2. Box-based Prefabrication: By combining prefabricated functional units, construction speed can be increased by 50%-70%. However, it places higher demands on transportation and lifting equipment.
  3. Modular Construction: This method has the highest level of integration. Buildings are broken down into independent modules, which are manufactured in factories and then transported to the site for assembly. Ceilings, floors, plumbing, and electrical systems are all prefabricated in the factory.

Advantages

  1. Shortened Construction Period: Factories employ parallel operations, combined with automated vertical warehouses and intelligent production lines, enabling modular construction projects to reduce their construction periods by more than 60%. For example, the completion and delivery time of a project was reduced from 2.5-3 years to 1 year; new prefabricated housing construction technologies can complete the main structure in two days; and rural villas can have their main structures erected in 14 days.
  2. Reduced Pollution: On-site cast-in-place connections significantly reduce noise, dust, construction waste, and traffic congestion, which are disruptive factors. Some projects have seen a reduction in construction waste by more than 70%.
  3. Controllable Quality: Each component has a detailed 'ID card' that records information such as the project name, product model, and production date. The positioning error of steel bars is controlled in millimeters to ensure precision.
  4. Easy Maintenance: Maintenance is flexible, and the application scenarios continue to expand.

Development History

Prefabricated concrete technology in China began in the 1950s and was initially applied to factory and residential construction. In the 1970s, driven by the 'three modernizations' policy in construction, technical systems such as large-panel structures and box structures were formed. In the mid-1980s, the technology stagnated due to cost and quality defects. After the 21st century, it experienced a resurgence due to production efficiency and environmental advantages. Companies like Vanke Group developed prefabricated shear wall residential structural systems and applied prefabricated frame technologies in projects, such as the Nanjing Jindi Yufang project, which adopted a prestressed prefabricated concrete assembled integral frame structural system.
