Solutions for Prefabricated House Roofs

Admin September 18, 2026

The treatment of prefabricated house roofs requires targeted solutions based on specific issues, with common problems including insufficient flatness, water leakage, and heat insulation needs. Here are the specific treatment methods:

I. Flatness Treatment

If there are errors on the roof surface, the repair method should be selected based on the error range:

  • Errors less than 5 millimeters: Gypsum can be used for leveling, with a cost of approximately 30 yuan per square meter. During construction, the thickness should be controlled to not exceed 3 millimeters to avoid cracking or peeling due to excessive thickness.
  • Errors between 5-20 millimeters: Plastering is required, using cement mortar or special leveling materials to fill in the uneven areas. After construction, it should be cured until completely dry to prevent cracks caused by shrinkage.
  • Errors exceeding 20 millimeters: It is recommended to adopt a ceiling solution, by installing light steel keels or wooden frames and covering them with gypsum boards or PVC boards, which can both hide the original roof defects and enhance aesthetics.

II. Water Leakage Repair

Water leakage in prefabricated panel roofs needs to be addressed from the internal structure. Surface repairs, such as applying waterproof coatings, can only provide temporary relief and cannot solve the problem fundamentally. Common repair solutions are as follows:

  • Installing a color-coated steel roof: Use anti-rust coated metal panels to cover the original roof, with a service life of about 20 years and a cost of approximately 60-80 yuan per square meter. It is important to ensure that the connections between the metal panels and the prefabricated panels are sealed to prevent rainwater infiltration.
  • Laying waterproof membranes: Choose SBS or APP modified bitumen membranes, relying on construction techniques to ensure tight lap joints. The service life is about 15 years, suitable for situations with limited budget and a steep roof slope.
  • Covering with plastic film: A temporary solution with a cost of about 2 yuan per square meter, requiring replacement every 2-3 years. It is suitable for emergency or short-term use but has poor durability.

III. Heat Insulation Measures

Choose heat insulation methods based on the roof's usage requirements:

  • Roof heat insulation:
    • Not requiring access: Apply heat-insulating aluminum foil, utilizing the foil's ability to reflect heat and reduce indoor temperature. The construction is simple and the cost is relatively low.
    • Requiring access: Use cellular glass insulation, which has both pressure resistance and waterproof properties, suitable for long-term use but with a higher cost.
  • Indoor heat insulation: Install GWS glass wool, which achieves efficient heat insulation by filling the cavity between the roof and the ceiling. It has a long service life and is environmentally friendly.

When treating, select a solution based on actual needs (such as flatness, water leakage, heat insulation) and budget, and prioritize solving structural problems (such as water leakage) before considering aesthetic or comfort needs.
