Is the Quality of Prefabricated Houses Good?
Admin September 18, 2026
Prefabricated houses have certain advantages in terms of quality, but there are also issues that need attention. It cannot be simply judged as absolutely good or bad.

Advantages
- Easier Quality Control: Prefabricated houses adopt a factory-based production model with a strict and stable production environment. Components are manufactured under controlled conditions, which are less affected by external environmental factors compared to traditional construction sites, making quality control easier. For example, in the factory, the mixing, pouring, and curing processes of concrete can be precisely controlled, reducing quality issues caused by weather changes and non-standard construction operations.
- Improved Component Quality: Prefabricated components are produced using high-precision molds for standardization, ensuring consistent dimensional accuracy and shape. Moreover, their concrete strength is higher than that of traditional construction. Some prefabricated houses have passed seven-level earthquake simulation tests for seismic performance. After adopting the reinforced concrete monolithic pouring process, the seismic performance can be upgraded to an eight-level standard, indicating certain advantages in structural strength and seismic capacity.
- Good Environmental Performance: The use of recyclable materials is a major highlight of prefabricated houses, reducing construction waste by 80% and achieving a material recycling rate of over 90%. This not only facilitates the recycling of resources and reduces the exploitation of natural resources but also lowers the environmental pollution caused by construction waste.
Disadvantages
- Poor Sound Insulation: Prefabricated houses have issues with poor sound insulation. Compared to normal houses, they have a 20-decibel lower sound insulation effect, and noises from upstairs can be clearly heard. This may affect the privacy and comfort of residents, especially in places with high sound insulation requirements, such as bedrooms and studies.
- High Long-Term Maintenance Costs: After 20 years, the annual maintenance costs will increase by 1,500 - 3,000 yuan. Over time, some components of prefabricated houses may experience aging and damage, requiring regular maintenance and replacement, which increases long-term usage costs.
- Insufficient Early Seismic Capacity: The overall seismic capacity of early prefabricated panel houses cannot be compared with that of modern buildings. In the face of natural disasters such as earthquakes or floods, safety precautions are significantly inadequate. Although modern prefabricated houses have greatly improved in seismic performance, the impression left by early models may still make some people doubt the safety of prefabricated houses.
