Overall Construction Plan for Prefabricated Houses

Admin September 18, 2026

The overall construction plan for prefabricated houses covers four core sections: project background, construction preparation, process flow, and construction management. The specific content is as follows:

I. Project Background and Overview

As a new form of construction, prefabricated houses offer advantages such as fast construction speed, controllable quality, and environmental protection and energy efficiency, aligning with the trend of construction industrialization. Taking a project in Xiaoshan District, Hangzhou City, Zhejiang Province as an example, the total construction area is approximately 12,000 square meters, consisting of six three-story prefabricated residential buildings. The project adopts a prefabricated concrete frame structure with a prefabrication rate of 75%, significantly shortening the construction period and reducing on-site wet operations.

II. Construction Preparation

  1. Construction Organization
    • Establish a project department, clarify the job responsibilities of the project manager, technical leader, etc., and form professional construction teams such as steel bar workers and formwork workers.
    • Equip with mechanical equipment such as concrete mixing stations, pump trucks, and tower cranes to ensure construction efficiency.
  2. Material Preparation
    • Prefabricated components: including prefabricated columns, composite beams, composite floor slabs, stairs, and external wall panels, which must comply with national standards.
    • Auxiliary materials: steel bars, formwork, waterproof materials, cement, sand and gravel, etc., which must pass quality inspections.
  3. Technical Preparation
    • Familiarize with design drawings, prepare construction plans, and clarify process flows and quality control points.
    • Organize training for construction personnel to strengthen safety awareness and operational skills.

III. Construction Process and Flow

  1. Prefabricated Component Production
    • Mold design and fabrication must be precise, with high-quality raw materials selected. After production, inspections for dimensions, strength, and appearance are conducted.
  2. Transportation and Installation
    • Use specialized vehicles for transportation, plan the shortest routes, and check vehicle safety.
    • Determine positions through on-site layout, lift with cranes or tower cranes, and fix with welding or bolts after correcting verticality and levelness.
  3. Other Processes
    • Steel bar binding must control spacing and anchorage length; formwork installation must ensure strength and stability; concrete pouring must be cured according to specifications.
  4. Construction Flow
    • Preliminary preparation: site leveling, temporary facility construction, and tower crane installation.
    • Component production: deepen design, mold fabrication, and steel bar processing are carried out simultaneously.
    • On-site assembly: conduct flow construction in the order of "foundation → columns → beams → slabs → stairs → external wall panels".
    • Mechanical and electrical and decoration: intersperse pipeline embedding, equipment installation, and interior and exterior wall decoration.
    • Completion acceptance: organize five-party acceptance and compile documents for delivery.

IV. Construction Management and Quality Control

  1. Construction Management
    • Adopt the EPC general contracting model to achieve integrated management of design, production, and construction.
    • Divide construction areas and flow sections to improve efficiency through flow operations.
  2. Quality Control
    • Strict inspections are required during the production and installation stages of prefabricated components, with full-process monitoring implemented for key processes (such as concrete pouring).
    • Organize five-party acceptance at the completion stage to ensure compliance with specifications such as the "Technical Standard for Prefabricated Concrete Buildings".
