How to Maintain Prefabricated Houses

Admin September 18, 2026

The maintenance of prefabricated houses mainly involves various reinforcement methods. It is necessary to choose the appropriate method according to the actual situation and pay attention to construction details and subsequent maintenance.

Common Maintenance and Reinforcement Methods

  1. Section Enlargement Reinforcement Method: Add a concrete layer on the surface of the prefabricated slab. Through the connection of the steel mesh and the concrete, the originally independent prefabricated slabs are connected into a whole to enhance the overall stiffness.
  2. Carbon Fiber Sheet Bonding Reinforcement Method: For situations where the flexural bearing capacity of the floor slab and beams is insufficient, carbon fiber sheets are bonded to the tensioned surface of the components. This method does not increase the cross-sectional size, does not affect the usable space, and can effectively improve the bearing capacity of the components.
  3. Steel Plate Bonding Reinforcement Method: Bond steel plates on the walls or floor slabs to increase their bearing capacity and stability. It is suitable for situations where cracks or deformations occur in the walls or floor slabs, enhancing the overall structural integrity through the action of the steel plates.
  4. Rebar Planting Reinforcement Method: When new components need to be added, this method is used to add ring beams and structural columns to improve the overall seismic performance, achieve effective connection between new and old concrete, and ensure the integrity of the structure.
  5. Steel Mesh Reinforcement Method: Lay steel meshes on the walls or floor slabs to increase their overall strength and stability, improve seismic performance, and enhance the structure's ability to resist external forces.
  6. Grouting Reinforcement Method: Inject grout into the walls or foundations to increase their overall strength and stability, improve seismic performance, prevent deformation or cracks in the building, and improve the stress conditions of the structure.
  7. Foundation Reinforcement: Increase the bearing capacity of the foundation by methods such as enlarging the foundation size, deepening the foundation, and adding steel meshes. Reinforcing agents or foundation sealing materials can also be added to improve the seismic capacity of the foundation.
  8. Additional Support Reinforcement Method: Reinforce the walls or roofs by adding supports to improve their bearing capacity and stability, prevent deformation or cracks in the building, and enhance the structural stability.
  9. BFRM Basalt Fiber Tough Mortar Reinforcement: For seismic reinforcement of masonry walls, the single-sided plastering thickness is only 15 - 30mm, with a self-weight of 30 - 50kg/㎡. It reaches the design strength after 7 days of curing, and the construction is relatively simple with good results.

Maintenance and Reinforcement Precautions

Fully consider the building's usage function and reinforcement effect, and choose appropriate materials and methods; pay attention to construction details and quality, such as ensuring complete adhesion between the carbon fiber sheet and the floor slab surface; conduct comprehensive quality inspections and acceptance after reinforcement is completed; pay attention to the impact on the surrounding environment and personnel, and promptly resolve issues such as noise and dust; conduct usage and maintenance management after reinforcement is completed, and regularly inspect and maintain the reinforced parts.
