Maintenance of Prefabricated Houses

Admin September 18, 2026

Maintenance of prefabricated houses requires targeted measures based on their types. The specific key points are as follows:

Maintenance of Cement Prefabricated Houses

  1. Regular Cleaning and Mold Prevention: Remove dirt, dust, and debris from the house surface. Avoid using corrosive cleaners containing acids or alkalis. Keep the interior dry by using dehumidification equipment or ventilation to reduce humidity and prevent mold growth.
  2. Structural Safety Inspection: Regularly check for cracks or peeling on the walls and whether the doors and windows are deformed or have reduced sealing performance. After extreme weather conditions such as heavy rain or snowstorms, focus on inspecting the exterior walls for water leakage or structural damage.
  3. Ventilation and Insulation Balance: Design the window opening angles reasonably and install exhaust fans to promote air circulation. In cold seasons, strengthen insulation measures to prevent cold air from entering, which could cause internal condensation or pipe freezing and cracking.
  4. Facility Freeze Protection Inspection: Outdoor water pipes, valves, and other facilities should be wrapped with insulation materials. Regularly check for water leakage or freezing and cracking, especially conduct a comprehensive inspection before winter arrives.

Maintenance of Prefabricated Light Steel Houses

  1. Roof Drainage Management: Check the roof every quarter for water accumulation, fallen leaves, or debris buildup. Promptly clean the drainage gutters and downspouts to prevent roof leakage or structural rusting due to poor drainage.
  2. Wall Crack Repair: Check the connections between the light steel keels and the panels for cracks or deformation. Small cracks can be filled with weather-resistant sealant, and severely deformed parts require professional personnel to replace the components.
  3. Door and Window Function Maintenance: Regularly replace aging sealing strips to prevent air and water leakage. Add lubricating oil to metal parts such as hinges and locks to ensure smooth opening and closing. Check whether the glass is loose or damaged.
  4. Anti-corrosion Coating Protection: Regularly inspect the anti-corrosion coating on the light steel keels. If scratches or peeling are found, repair them with anti-rust paint. Shorten the inspection cycle in coastal or high-humidity areas.

Maintenance of Prefabricated Concrete Components

  1. Transportation and Storage Specifications: During transportation, fill flexible pads such as rubber between the components and rigid resting points to avoid collision damage. The storage site should be flat, and electric welding and gas welding operations are prohibited within 2 meters to prevent high temperatures from igniting the protective materials.
  2. Surface Protection Enhancement: Protective films can be attached to the exterior wall panel facing tiles, stones, or painted surfaces to prevent construction scratches. Exposed embedded iron parts should be coated with anti-rust paint and regularly reapplied.
  3. Post-installation Finished Product Protection: Lay wooden strips or rubber coverings at the stair treads to prevent wear from stepping. Protect the exterior wall panel doors and window frames with channel-shaped wooden frames to avoid collisions during subsequent operations. Weak parts such as connecting water stops and wall corners should be wrapped with shaped protective pads or special sleeves.
  4. Cross-operation Management: Clearly define the responsibility for finished product protection during work handovers to prevent subsequent construction from damaging the completed walls, floors, or equipment. For example, during the decoration stage, lay a protective layer on the floor to prevent damage from heavy objects.
